THAT, WESTWYCK HILLS, LTD., of the County of Tarrant, State of Texas, for and in
consideration of ONE DOLLAR, and other good and valuable considerations paid by the
City of Southlake, a municipal corporation of Tarrant County, Texas, receipt of which is
hereby acknowledged, do hereby grant, bargain and convey to said City, its successors
and assigns, the right to construct, reconstruct and perpetually maintain permanent
Pedestrian Access and Utility facilities, together with all necessary appurtenances thereto,
and with the right and privilege at any and all times, to enter said premises, or any part
thereof, as is necessary to the proper use of any other right granted herein, and for the
purpose of constructing, reconstructing and maintaining permanent Pedestrian Access
and Utility facilities, and for making connections therewith, in, upon and across that certain
tract or parcel of land in Tarrant County, Texas, being described as follows:
EXHIBITS "A" and "B ", attached hereto and made a part hereof.
TO HAVE AND TO HOLD the same unto the City of Southlake, its successors and
assigns.

recorded in Cabinet A, Slide 11669, Plat Records, Tarrant County, Texas (P.R.T.C.T.) and being more
particularly described by metes and bounds as follows;
BEGINNING at a set 5/8 inch iron rod with Transystems cap on the North line of said Lot IX and the
Proposed Easterly Easement line City of Southlake, a 16 foot wide Easement, from which a found 1/2 inch
capped iron rod bears North 26 °11'27 "West, a distance of 0.30 feet and being South 89° 41' 39' West, a
distance of 533.70 feet from a found 5/8 inch capped iron rod along for the Northeast corner of said Lot 1X,
also along the South line of a tract of land to David L. and Dianna G. White, as recorded in Volume 6455,
Page 788, Deed Records, Tarrant County, Texas (D.R.T.C.T.), point also being the beginning of a curve to
the right, whose center point bears South 80 °09'43"West, a distance of 1,930.00 feet;
(1) THENCE with said curve and with the Proposed Easterly Easement line City of Southlake, in a Southerly
direction, through a central angle of 7 °33'36 ", an arc distance of 254.65 feet to a set 5/8 inch iron rod with
Transystems cap along the South line of said Lot IX, also being the North line of Beam Drive;
(2) THENCE South 52 °44'56 "West, with the South line of said Lot 1X and the North line of Beam Drive, a
distance of 7.44 feet to a found 1/2 inch iron rod;
(3) THENCE South 89 °40'47 "West, with the South line of said Lot 1X and the North line of Beam Drive, a
distance of 9.91 feet to a set 5/8 inch iron rod with Transystems cap on the Proposed Easterly Right -of -Way
line of F.M. 1938, point also being the beginning of a curve to the left, whose center point bears South
87 °50'22 "West, a distance of 1,914.00 feet;
(4) THENCE with said curve and with the Proposed Easterly Right -of -Way line of F.M. 1938, in an Northerly
direction, through a central angle of 7 °45'28 ", an are distance of 259.16 feet to a set 5/8 inch iron rod with
Transystems cap along the North line of said Lot IX and the South line of said White tract;
(5) THENCE North 89 °41'39 "East, with the South line of said Lot 1X, a distance of 16.23 feet to the POINT
OF BEGINNING, containing 0.095 acre (4,133 square feet) of land, more or less.
