SUMMARY: Broadgate Equity, LP is requesting approval of a Plat Revision for Lots 1 R1 & 1 R2,
Block 2, Cornerstone Business Park, being a revision of Lot 1 R, Block 2, Cornerstone
Business Park, an addition to the City of Southlake, Tarrant County, Texas, The
property is located at 2815 Exchange Blvd., Southlake, Texas, and is approximately
2.406 acres. SPIN #8
REQUEST: The applicant is requesting approval of a Plat Revision for Lots 1 R1 & 1 R2, Block 2,
Cornerstone Business Park to divide Lot 1 R, Block 2 into two lots so that the proposed
Lot 1 R2, Block 2 may be conveyed to a separate property owner.

CURRENT ZONING: "I -1" Light Industrial District
HISTORY: -A zoning change (ZA96 -159) from "AG" Agricultural District to "I -1" Light
Industrial District was approved May 20, 1997.
-A final plat (ZA97 -114) for Cornerstone Business Park was approved
September 4, 1997 and filed February 3, 1998.
-A site plan (ZA03 -079) for an office /industrial building on Lot 1, Block 2,
Cornerstone Business Park was approved July 16, 2002.
-A permit for the existing 15,926 square foot building was issued April 15,
2004.
-An amended plat (ZA06 -165) for Lot 1 R, Block 2, Cornerstone Business Park
was approved November 21, 2006 and filed January 9, 2007.
TREE PRESERVATION: No trees will be affected by the proposed plat revision.
PATHWAYS PLAN: A five -foot sidewalk exists along Silicon Drive. If the property is replatted, five -
foot sidewalks will be required along S. Nolen Dr, and Exchange Blvd. with any
new development to be installed at the time of construction.

COMMISSION ACTION: Approved (7 -0), subject to Plat Review Summary No. 2 dated September 16,
2011.

The following should be informational comments only
It appears this property lies within the 75 'LDN D /FW Regional Airport Overlay Zone, requiring
construction standards in compliance with the Airport Compatible Land Use Zoning Ordinance No.
479. Additionally, the Avigation Easement and Release shown in Appendix 3 of the Subdivision
Ordinance No. 483 should be executed on subsequent Plats to be filed in the County Plat Records.
A "Certificate of Taxes Paid" indicating that there are no delinquent taxes owed on the subject property
from each taxing authority must be provided to the City prior to filing this plat in the County records. A
copy of this information may be obtained from the Tarrant county Tax Assessor /Collector's Office
located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). There is a service
charge of $10 per account for this certificate. For more information contact the Assessor /Collector's
office at 817 - 884 -1186.
Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.
Original signatures and seals will be required on two blackline mylars prior to filing the plat. Mylars will
not be accepted if any erasures or original ink, other than signatures or seals, appear on the plat.
The applicant should be aware that prior to issuance of a building permit, a site plan meeting the
requirements of Zoning Ordinance No. 480, as amended, must be approved by City Council
following a recommendation by the Planning and Zoning Commission.
Development must comply with all requirements in Zoning Ordinance No. 480, Section 43(IV),
Non - Residential Overlay Zones.
A Developers Agreement is required prior to construction of any public infrastructure. The Developer's
Agreement for this addition should consider streets, drainage, park dedication requirements and fees,
off -site sewer extensions, off -site drainage and utility easements and impact fees.
