Town Hall Weatherproofing
Background:
—Town Hall constructed in 1999
• Refurbished hand rails last fall
• Reset damaged steps late winter
—Weatherproofing South Elevation Ph. 1
• Reseal all windows
• Restore cracked grout and mortar
• Seal masonry surfaces
• Re -grout north & south granite steps
Since the construction of the Town Hall building very little maintenance to the
exterior of the building has been required. During fiscal year 2011 all the hand rails
around the building were refurbished and painted. The first phase of the
weatherproofing addressed the south building elevation and the granite stairs on the
north side south sides of the building. All the original sealant was removed and
replaced, as well as any cracked mortar, then the entire surface was cleaned and
resealed. This phase of the project will address the north surface of the building.

Before and After
These pictures illustrate the condition of the old materials and the new sealant
material. The products available today are superior to those used in the original
construction and should withstand exposure to the elements and provide greater
flexibility and resistance to thermal expansion. The new products are expected to
have a service life in excess of 15 years.

2. All the architectural detail on this side of the building contributes to the
complexity of this project.

In order to complete this work, scaffolding and a lift will be used in order to reach
many of the areas which need to be addressed. While the contractor estimates that
this project should take no longer than 4 -5 weeks, if the it can not be completed by
November 18th, work will be suspended until after the holidays. Funding for this
project is provided in the Facility Infrastructure Maintenance Fund.
