THAT, WESTWYCK HILLS, LTD., of the County of Tarrant, State of Texas, for and in
consideration of ONE DOLLAR, and other good and valuable considerations paid by the
City of Southlake, a municipal corporation of Tarrant County, Texas, receipt of which is
hereby acknowledged, do hereby grant, bargain and convey to said City, its successors
and assigns, the right to construct, reconstruct and perpetually maintain permanent
Pedestrian Access and Utility facilities, together with all necessary appurtenances thereto,
and with the right and privilege at any and all times, to enter said premises, or any part
thereof, as is necessary to the proper use of any other right granted herein, and for the
purpose of constructing, reconstructing and maintaining permanent Pedestrian Access
and Utility facilities, and for making connections therewith, in, upon and across that certain
tract or parcel of land in Tarrant County, Texas, being described as follows:
EXHIBITS "A" and "B ", attached hereto and made a part hereof.
TO HAVE AND TO HOLD the same unto the City of Southlake, its successors and
assigns.

Being a 0.006 acre (241 square foot) easement out of Lot 12X, Block 2, Westwyck Hills
Addition, as recorded in Cabinet A, Slide 11669, Plat Records, Tarrant County, Texas
(P.R.T.C.T.) and being more particularly described by metes and bounds as follows;
BEGINNING at a set 5/8 inch iron rod with Transystems cap on the South line of said Lot 12X,
the Proposed Easterly Right -of -Way line of F.M. 1938. and the Proposed Westerly Southlake
Easement line, a 16 foot Easement, said 5/8 inch iron rod being North 68° 33' 43" West, a
distance of 73.78 feet from a found 5/8 inch capped iron rod along the South line of Lot 4X, of
said Westwyck Hills Addition, also along the North line of a tract of land to Doris J. Downard, as
recorded in Volume 9166, Page 1049, Deed Records, Tarrant County, Texas (D.R.T.C.T.), point
also being the beginning of a curve to the left, whose center point bears South 89 °11'13 "West, a
distance of 1,914.00 feet;
(1) THENCE with said curve and with the Proposed Easterly Right -of -Way line of F.M. 1938, in a
Northerly direction, through a central angle of 0°23'41". an arc distance of 13.19 feet to a set "X"
cut in concrete along the Proposed Easterly Right -of -Way line of F.M. 1938 and the North line of
said Lot 1 2X, point also being the beginning of a curve to the right, whose center point bears
South 29 °27'45 "East, a distance of 7.50 feet;
(2) THENCE with said curve and with the North line of said Lot 1 2X, in a Easterly direction,
through a central angle of 28 °52'57 ", an arc distance of 3.78 feet to a set 5/8 inch iron rod with
Transystems cap along the North line of said Lot 12X;
(3) THENCE North 89°25'12"East, with the North line of said Lot 12X, a distance of 3.78 feet to a
set 5/8 inch iron rod with Transystems cap, point also being the beginning of a curve to the left,
whose center point bears North 0 °34'49 "West, a distance of 35.00 feet;
(4) THENCE with said curve and with the North line of said Lot 12X, in an Easterly direction,
through a central angle of 14 °10'58 ". an arc distance of 8.66 feet to a set 5/8 inch iron rod with
Transystems cap along the Proposed Easterly Southlake Easement line, point also being the
beginning of a curve to the right, whose center point bears South 88 °44' 16 "West, a distance of
1,930.00 feet;
(5) THENCE with said curve and with the Proposed Easterly Southlake Easement line, in an
Southerly direction, through a central angle of 0 °28'37", an are distance of 16.07 feet to a set 5/8
inch iron rod with Transystems cap along the South line of said Lot 12X;
(6) THENCE South 89°25'12"West. with the South line of said Lot 12X, a distance of 12.48 feet to a
set 5/8 inch iron rod with Transystems cap, point also being the beginning of a curve to the right,
