particularly described by metes and bounds as set forth in Exhibit "B ", attached hereto and
incorporated herein for all purposes of this dedication, do hereby dedicate same to the City of
Southlake, Tarrant County, Texas for the use and benefit of the public as a perpetual right -of -way
and easement for the passage and accommodation of vehicular and pedestrian traffic, and the
construction, operation, use, maintenance, inspection, repair, alteration, and replacement of a paved
road within the boundaries of the right -of -way and easement area, and for all other purposes for
which a public street and right -of -way is commonly used, including but not limited to all such uses
permitted by the laws of the State of Texas and the ordinances and Charter of the City of Southlake,
Texas.
TO HAVE AND TO HOLD said right -of -way and easement unto the City of Southlake, its
successors and assigns, and Dedicator hereby binds itself, its successors and assigns to warrant and
forever defend, all and singular, said premises unto the City of Southlake, its successors and assigns,
against every person whomsoever lawfully claiming or to claim the same or any part thereof.
The terms of this dedication shall run with the land and shall be binding upon and inure to
the benefit of the City of Southlake and its successors and assigns.

Being a 1.077 acre tract of land in the C.B. McDonald Survey, Abstract No 1013, City of
Southlake, Tarrant County, Texas, and being a portion of a tract of land conveyed to the Carroll
Independent School District in Volume 13014, Page 540 (D.R.T.C.T.) and being more
particularly described as follows:
BEGINNING at a 1/2" iron pin found, said point being the southeast corner of said Carroll ISD
tract, said point also being the beginning of a curve to the left having a radius of 635.00 feet and
a chord bearing of S 79° 12' 57" W; ;
THENCE continuing along said curve, for a distance of 247.62 feet to a point;
THENCE S 68° 02' 25" W, for a distance of 421.87 feet to a point, said point being the
beginning of a curve to the right, having a radius of 800.00 feet and a chord
bearing of S 79° 47' 16" W;
THENCE continuing along said curve, for a distance of 328.27 feet to a point for a corner,
said point being the southwest property corner of said Carroll ISD tract;
THENCE N 00° 23' 19" E, for a distance of 47.01 feet to a 5/8" iron pin set for a corner, said
point being in the west property line of said Carroll ISD tract, said point also
being the beginning of a curve to the left, having a radius of 753.00 feet and a
chord bearing of N 79° 49' 26" E;
THENCE continuing along said curve, for a distance of 309.93 feet to a 5/8" iron pin set;
THENCE N68° 02' 25" E for a distance of 421.88 feet to a 5/8" iron pin set, said point being
in a curve to the right, having a radius of 682.00 feet and a chord bearing of
N 79° 13' 44" E;
THENCE continuing along said curve, for a distance of 266.26 feet to a 5/8" iron pin set for
a corner;
THENCE S 00° 22' 53" W, for a distance of 47.00 feet to the POINT OF BEGINNING,
containing 1.077 acres, more or less.
