THIS AFFIDAVIT IS BEING MADE SOLEY FOR THE PURPOSE OF CORRECTING A CLERICAL
ERROR IN AN ORIGINAL DOCUMENT (HEREIN REFERRED TO AS "DOCUMENT", THE ORIGINAL OF
WHICH IS ATTACHED HERETO.) BEING A DEDICATION INSTRUMENT DATED APRIL 13, 1994, FILED
MAY 20, 1994, RECORDED IN THE DEED RECORDS OF TARRANT COUNTY, TEXAS, EXECUTED BY
GARY FICKES, TO THE CITY OF SOUTHLAKE AFFECTING THE FOLLOWING DESCRIBED
PROPERTY:
Being a 0.2060 acre tract of land, more or less, situated in the County of Tarrant, State of Texas, and
being out of the G.W. Main Survey, Abstract 1098, and being part of a tract of land conveyed to Gary
Fickes & Catherine Fickes, by deed recorded in Volume 7452, Page 229, of the deed records of Tarrant
County, Texas, which 0.2060 acres of land, more or less, is more particularly described by metes and
bounds as follows:
BEGINNING at a 5/8" iron pin set in the west G.W Main Survey line, said point also being the
northwest corner of the above referenced tract;
THENCE EAST, a distance of 43.02 feet to a 5/8" iron pin set for a corner;
THENCE S 05° 30' 33" W, a distance of 83.52 feet to a 5/8" iron pin set;
THENCE SOUTH, a distance of 163.73 feet to a 5/8" iron pin set for a corner;
THENCE WEST, a distance of 35.00 feet to a 5/8" iron pin set for a corner;
THENCE NORTH, along the west line of the G.W. Main Survey, a distance of 246.86 feet to a
5/8" iron pin set for a corner, said point being the POINT OF BEGINNING containing
0.2060 acres of land, more or less.
THIS AFFIDAVIT IS BEING MADE FOR THE PURPOSE OF FILING SUCH CORRECTION OF
RECORD IN THE DEED RECORDS OF TARRANT COUNTY, TEXAS.
AS ORIGINALLY EXECUTED AND FILED, THE ATTACHED DOCUMENT MISTAKENLY DID
NOT INCLUDE BEARING REFERENCE NOTATION OR ADEQUATE CLARIFICATION OF BOUNDARY
MONUMENTS.
THE DOCUMENT HAS BEEN CORRECTED AS SET FORTH IN ABOVE PARAGRAPH, AND IS BEING
REFILED WITH THIS AFFIDAVIT AS A CORRECTION DOCUMENT TO TAKE THE PLACE OF THE
DOCUMENT AS RECORDED IN VOLUME 11589, PAGE 164, IN THE DEED RECORDS OF TARRANT
COUNTY, TEXAS. IN ALL OTHER RESPECTS THIS CORRTION DOCUMENT IS THE SAME AS THE

County, Texas, as the owner of that certain tract of land in Tarrant County, Texas depicted in
Exhibit "A ", attached hereto and incorporated herein for all purposes of this dedication, and as
more particularly described by metes and bounds as set forth in Exhibit "B ", attached hereto and
incorporated herein for all purposes of this dedication, do hereby dedicate same to the City of
Southlake, Tarrant County, Texas for the use and benefit of the public as a perpetual right -of -way
and easement for the passage and accommodation of vehicular and pedestrian traffic, and the
construction, operation, use, maintenance, inspection, repair, alteration, and replacement of a
paved road within the boundaries of the right -of -way and easement area, and for all other purposes
for which a public street and right -of -way is commonly used, including but not limited to all such
uses permitted by the laws of the State of Texas and the ordinances and Charter of the City of

its successors and assigns, and Dedicator hereby binds itself, its successors and assigns to warrant
and forever defend, all and singular, said premises unto the City of Southlake, its successors and
