KNOW ALL MEN BY THESE PRESENTS
COUNTY OF TARRANT
THAT, D /FW- HIGHWAY 114 /HIGHLANDS, LTD., of the County of Comal, State of
Texas, for and in consideration of ONE DOLLAR, and other good and valuable
considerations paid by the City of Southlake, a municipal corporation of Tarrant County,
Texas, receipt of which is hereby acknowledged, do hereby grant, bargain and convey to
said City, its successors and assigns, the right to construct, reconstruct and perpetually
maintain permanent Water Lines, together with all necessary appurtenances thereto, and
with the right and privilege at any and all times, to enter said premises, or any part thereof,
as is necessary to the proper use of any other right granted herein, and for the purpose of
constructing, reconstructing and maintaining permanent Water facilities, and for making
connections therewith, in, upon and across that certain tract or parcel of land in Tarrant
County, Texas, being described as follows:
EXHIBITS "A" and "B ", attached hereto and made a part hereof.
TO HAVE AND TO HOLD the same unto the City of Southlake, its successors and
assigns

1,764 SQUARE FOOT
PERMANENT WATER LINE EASEMENT
BEING a portion of a called 3.64 acre tract of land conveyed by deed to D/FW- Highway
114/Highlands, Ltd. under Instrument No. D189178084, Deed Records, Tarrant County,
Texas, (DRTCT), and being more particularly described by metes and bounds as follows:
COMMENCING at a TxDOT monument found in the northeast line of E. State
Highway 114, said point being the southeast corner of said 3.64 acre tract and the
southwest corner of a tract of land conveyed to Onsom, LLC by the deed recorded under
Instrument No. D207141800, DRTCT;
THENCE North 51 degrees 36 minutes 53 seconds West, along the common line
between said 3.64 acre tract and E. State Highway 114, a distance of 138.41 feet to a
point at the beginning of a curve to the left with a central angle of 01 °06'31 ", a radius of
7659.44 feet and a chord which bears N52 °08'30 "W a distance of 148.21 feet;
THENCE Northwest, along the arc of said curve and said common line a distance of
148.22 feet to the southwest corner of said 3.64 acre tract, said point being the southeast
corner of a tract of land conveyed to the Chin J. Chang and Wanda Chang Family
Limited Partnership under instrument No. D201077490, DRTCT;
THENCE North 00 degrees 08 minutes 31 seconds West, along the common line
between said 3.64 acre tract and said Chang tract, a distance of 18.88 feet to the POINT
OF BEGINNING;
THENCE North 00 degrees 08 minutes 31 seconds West, continuing along said
common line, a distance of 25.14 feet to a point for easement corner at the beginning of a
curve to the right with a central angle of 00°41'19", a radius of 7,694.44 feet and a chord
which bears S52 °33'03 "E a distance of 92.47 feet;
THENCE Southeast, along the arc of said curve, a distance of 92.48 feet to a point for
easement corner;
THENCE South 29 degrees 01 minutes 02 seconds East a distance of 25.49 feet to a
point for easement corner in the north line of an existing 25.00 foot permanent utility
easement, said point being at the beginning of a curve to the left with a central angle of
00 °12'30 ", a radius of 7,684.44 feet and a chord which bears N52 °08' 12 "W a distance of
27.95 feet;
THENCE Northwest, along the arc of said curve and said north line, a distance of 27.95
feet to a point for easement corner at the northeast corner of said 25.00 foot easement;
THENCE South 40 degrees 01 minutes 31 seconds West, along the west line of said
25.00 foot easement, a distance of 10.00 feet to a point for easement corner at the
beginning of a curve to the left with a central angle of 00 °32'07 ", a radius of 7,674.44
feet and a chord which bears N52 °30'45 "W a distance of 72.11 feet;
THENCE Southeast, departing said west line and along the arc of said curve, a distance
of 72.11 feet to the POINT OF BEGINNING and containing 1,764 square feet or 0.040
acres of land.
