Chapel Hill Office Park is located at 211 — 281 East Southlake Boulevard. ACTION NEEDED The existing entry features were approved by City Council as part of the Chapel Hill Office Park site plan (case ZA03 -088). The applicant is now requesting to modify the entry features to add tenant signage. However, the structures do not comply with the minimum setback requirements or the minimum separation requirements for monument signs. Further, the applicant is requesting up to 8 tenant panels on each structure and monument signs on Southlake Boulevard are limited to 6 tenant panels per sign face. Below is a summary of the requested variances: Sign Regulation Current Requirement Proposed Minimum Setback 12 feet 0 feet Minimum Separation Between Monument 500 feet 52 feet (approximately) Signs (on one lot) Maximum Number of 6 panels per sign face 8 panels per structure Tenant Panels Consider Sign Variance Approval Request ATTACHMENTS: (A) Background Information (B) Vicinity Map (C) Existing Structures and Proposed Signs (D) Sign Variance Application STAFF CONTACT: Ken Baker (817) 748 -8067 Jenny Crosby (817) 748 -8195 Case No. SV11 -011 BACKGROUND INFORMATION APPLICANT: John Pichler, Identitec OWNER: Steep, Hot, & Press LLC PROPERTY SITUATION: 211 -281 East Southlake Boulevard HISTORY: February 17, 2004; City Council approved the Chapel Hill Office Park site plan (ZA03 -088), which included plans for the existing entry features. As a matter of practicality, eve -are requesting permission to modify the existing two entry portals which currently identify only the office park name and address. 2. A conventionally placed monument sign would have to be located more than 110 feet from the nearest traffic lane and would have to be HUGE in order to be legible from SIB Blvd. (e.g., recently erected structures at White Chapel UMO and Southlake Oral Surgery that are the size of -small buildings). That the variance will be in hamnony with the spirit and purpose of the sign ordinance. For this property, the sign ordinance allows one monument sign of up to 6a s,f: display (sign face) area.
