PROJECT: Sign Variance for Chapel Hill Office Park
REQUEST: Identitec, on behalf of RCP Southlake Blvd. #1, Ltd. and Steep, Hot & Press LLC,
is requesting a variance to Sign Ordinance 704 as amended to modify existing
entry features at Chapel Hill Office Park to add tenant signage. Chapel Hill Office
Park is located at 211 — 281 East Southlake Boulevard.
ACTION NEEDED
The existing entry features were approved by City Council as part of the Chapel
Hill Office Park site plan (case ZA03 -088). The applicant is now requesting to
modify the entry features to add tenant signage. In order to administratively
approve the addition of tenant signage, the structures must comply with the
regulations for monument signs. However, the structures do not comply with the
minimum setback requirements or the minimum separation requirements for
monument signs. Further, the applicant is requesting up to 8 tenant panels on
each structure and monument signs on Southlake Boulevard are limited to 6
tenant panels per sign face. Below is a summary of the requested variances:

Chapel Hill - ffi O Perk consists of multiple buildings, - each )Mth multiple tenant suites,
very few of which are - in a direct line of sight with Southlake Blvd. Colleotively, these
tenants feel they need' exposure at/near the office park entrance. As a matter of
practicality, eve -are requesting permission to modify the existing two entry portals which
currently identify only the office park name and address.

The public R.Q.W. is especially wide along the front of this particular property. A
conventionally placed monument sign would have to be located more than 110 feet from
the nearest traffic lane and would have to be HUGE in order to be legible from SIB Blvd.
(e.g., recently erected structures at White Chapel UMO and Southlake Oral Surgery that
are the size of -small buildings). Splitting as many as 16 tenant.listings amongst the twd
smaller existing. masonry structures is less intrusive and more welcoming..

Father than having'a single oversized monument that tries to grab the attention of .
motorists on Southlake Blvd., our proposed structures w[II primarily serve visitors who
have already turned into the office park. In no way will these signs "compete' with those
on.adjacent properties. All illumination will be external up-
lighting-
4. That the variance will be in hamnony with the spirit and purpose of the sign ordinance.
For this property, the sign ordinance allows one monument sign of up to 6a s,f: display
(sign face) area. The combined total display area we are requesting is only 36.4 s_f_
