EXECUTIVE SUMMARY
Property Situation
The property is located at 180 and 190 Jellico Circle which is at the northwest
intersection of West Jellico Circle and West Southlake Boulevard. The property is
approximately 3.4 acres and currently unplatted. Current zoning (established in 1973) is
SF-1A Single Family Residential District.
Development Details
The applicant is requesting approval of a zoning change to O-1 Office District and site
plan to allow the construction of four (4), one-story office buildings; each approximately
6,000 square feet. The concept plan shown at SPIN proposed a 40 foot building line /
landscape buffer to the rear adjacent to Jellico residential.

Bethel Methodist Church

Will Watermere Road go all the way through to Union Church?
It is planned for construction with Phase III of the Watermere development.

Is there a decel lane planned?
Yes, it is currently in the TxDOT plans.

How deep is the entrance driveway from 1709?
About 200 feet.

Do you plan to route traffic around Jellico?
since they would still have to turn right

I can certainly look into it, however, TxDOT denied the request from the church
