EXECUTIVE SUMMARY
Property Situation
The property is located at 180 and 190 Jellico Circle which is at the northwest
intersection of West Jellico Circle and West Southlake Boulevard. The property is
approximately 3.4 acres and currently unplatted. Current zoning (established in 1973) is
SF-1A Single Family Residential District.
Development Details
The applicant is requesting approval of a zoning change to O-1 Office District and site
plan to allow the construction of four (4), one-story office buildings; each approximately
6,000 square feet. The concept plan shown at SPIN proposed a 40 foot building line /
landscape buffer to the rear adjacent to Jellico residential.
QUESTIONS / CONCERNS
Who is the interested party?
Bethel Methodist Church
Î
Will Watermere Road go all the way through to Union Church?
It is planned for construction with Phase III of the Watermere development.
Î
Is there a decel lane planned?
Yes, it is currently in the TxDOT plans.
Î
How deep is the entrance driveway from 1709?
About 200 feet.
Î
Do you plan to route traffic around Jellico?
since they would still have to turn right
Î
because of the median.
We knew the zoning was residential whe
?
The zoning occurred at the same time, however, these two tracts and not a part
Î
of the Jellico plat.
Southlake Blvd.
There were potential buyers not too long ago who were OK with the residential zoning
Why would this proposed development be more favorable than the church?
Î
activity; and, we are proposing a 40 foot buffer adjacent to Jellico residential.
Are the road improvements anticipated to take care of increased traffic?
that question.
Î
Will there be curb and gutter at the entrance?
.
Î
True, but P&Z and Council would still need to approve a site plan.
Î
Is there a possibility to get a driveway off 1709?
I can certainly look into it, however, TxDOT denied the request from the church
Î
because it would be too close to Vermillion.
