The applicant is requesting to place a permanent attached sign on the south
elevation of their building which directly faces an internal driveway in the River
Oaks Addition; located at 105 River Oaks Drive. There is not a direct horizontal
line of sight from the entire facade to Southlake Boulevard (approx. 225 feet to
edge of pavement) which by ordinance decreases the maximum size allowed.
The ordinance allows for a maximum 14 inch letter height; a maximum 17.5 inch
logo height; and, a maximum of 38.5 square feet for the sign area. The applicant
is proposing a sign that exceeds all of the allowable measurements as described,
in an effort to increase visibility from east and west bound traffic along Southlake
Boulevard.

Sign Variance Application
Demonstration
Please demonstrate that the following conditions area licabie to the . recluested sign variance.
That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
A literal enforcement will result in a logo size which is disproportionate to the accompanying business name and size
on the sign. This results in a strikingly unbalanced appearance and a logo size which is unrecognizable to patients who
are trying to locate us by identifying the logo of the practice as they have seen on pediatrician referral forms, business
cards, website and stationary.
That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
The features of the present building which contribute to this undesirable appearance are the proportions of the fagade
which allow the letter sizes of the business name to be a size which are out of proportion to the allowable size of the logo.
Further, the distance and angle of the building to the entrance of the complex and approach to the building itself renders
the logo at the allowed size to be indiscernible.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
We are very pleased with the overall sign size allowed by code and this size does seem very much in context and
harmony for the area. We request only that the logo within that allowed sign area be permitted to appear proportionate to
the lettering: of the sign. We do not believe this would give our signage any increased visibility over any other signs in the
community.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
We believe our intent and request to be harmonious with the spirit and purpose of the sign ordinance by allowing our
sign to be aesthetically balanced and pleasing; consistent and appropriate for the area without appearing to be an exception
to the rules or providing unfair notice of Pediatric Eye Specialists.
