Item 4M13 SOUTHLAKE CITY OF Department of Planning & Development Services STAFF REPORT June 1, 2011 CASE NO: SV11 -009 PROJECT: Sign Variance for Ashton Woods / Estancia — Cotswold Vallev Subdivision REQUEST: On behalf of 579 Kimball, L.L.C., First Graphic Services is requesting a variance to Sign Ordinance 704, as amended, for the height of a temporary development sign. Due to current road construction along Kimball Avenue, the existing entry monument and screening wall for Cotswold Valley subdivision will eventually be removed and a new screening wall and entry monument will be built upon completion. The proposed sign will allow the applicant to continue marketing their residential development during the road improvement process. Construction is scheduled to be completed by Spring 2012. The applicant is requesting to place a temporary development sign 15 feet east of the existing six foot screening wall to allow for the planned Kimball Avenue road improvements. The proposed sign face measures 8 feet wide by 4 feet high with an additional 6 feet in height added for the cedar poles. The sign ordinance allows for a maximum height of 7 feet for a one -sided sign and is measured from the vertical distance between the grade of the closest roadway surface to the top of the sign. The closest roadway surface is Kimball Avenue. The applicant requests to keep the sign erected at this location until the construction is completed and the entry monument and screening wall have been replaced.
