PROJECT: Variance to the Southlake Town Square Conditional Sign Permit Phase I for
Insight Equity
REQUEST: Russell Byrum Signs, on behalf of Insight Equity, is requesting a variance to the
Southlake Town Square Conditional Sign Permit for maximum letter height and
logo height for an upper story fascia sign. Insight Equity is located at 1400 Civic
Place, Suite 250, immediately to the north of Southlake Town Hall.
ACTION NEEDED:
Specifically, under the conditional sign permit, Insight Equity is allowed up to 10-
inches of letter height and logo height for an attached sign located on an upper
story in Town Square Phase I. Insight Equity is proposing to install a logo which is
1 -foot 8 3/8- inches and a letter height of 1 -foot 3/8 -inch. The proposed sign will be
located on the north side of the building, facing the parking garage. Below is a
summary of the requested variance:

Demonstration
Please demonstrate that the following conditions are applicable to the reauested Sian variance:
That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
DUE TO THE HEIGHT OF THE SPACE ALLOTTED FORTH E TENANT'S SIGN, THE 10" LETTER HEIGHT
RESTRICTION WILL MAKE READABILITY OF THE SIGN VERY DIFFICULT FROM THE GROUND.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
THE INSIGHT EQUITY LEASE SPACE IS A SECOND FLOOR TENANT WITH THREE VENTS
COVERING THE AREA THAT WOULD BE FOR SIGNAGE ON OTHER SECOND FLOOR TENANT SPACES.
THERE IS AN INSET AREA ABOVE THEIR LEASE SPACE THAT HAS BEEN RESERVED FOR SIGNAGE.
AT THIS HEIGHT„ THIS SIGN IS MORE CONSISTENT WITH A THIRD FLOOR SIGN WHICH THE ORDINANCE
DOES NOT ACCOUNT FOR.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
THE INSIGHT EQUITY SIGNAGE IS SIZED APPROPRIATELY TO THE SPACE IN WHICH IT IS
ALLOWED. IT WILL NOT IMPEDE ON NEIGHBORING TENANTS OR DISTRACT FROM
THEIR SIGNAGE. IT WILL BE CONSTRUCTED FROM THE SAME MATERIAL AND WILL ONLY
VARY IN SIZE, BUT WILL REMAIN PROPORTIONAL AT ITS VIEWING LEVEL TO ALL THE
OTHER TENANT SIGNS.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
