COUNTY OF TARRANT
THAT, MARGUERITE E. WOOLLEY TAVERA and husband JESUS TAVERA
hereinafter referred to as "Grantors "), of the County of
TARRANT, State of TEXAS, for and in consideration of the sum
of TEN AND NO /100 DOLLARS ($10.00), and other good and
valuable consideration to it in hand paid by the Grantee,
whether one or more, the receipt and sufficiency of which are
hereby acknowledged and confessed.
HAS GRANTED, SOLD AND CONVEYED and by these presents do GRANT,
SELL AND CONVEY unto said THE CITY OF SOUTHLAKE, "Grantee" of
the County of TARRANT, State of TEXAS the following
described, property to wit:
BEING a tract of land out of the THOMAS HOOD SURVEY,
Abstract No. 706, Tarrant County, Texas, and more particularly a
portion of a 4.0 acre tract of land conveyed to Howard Owen
Pangburn and wife, Patricia J. Pangburn by Deed of record in Volume
6772, PaGe 1928, Deed Records, Tarrant County, Texas, and being
more particularly described by metes and bounds as shown on Exhibit
"A" attached hereto and made a part hereof.
THIS CONVEYANCE is made and accepted. expressly subject to any
and all restrictions, covenants, assessments, maintenance charges,
easements, and previously conveyed or reserved mineral and royalty
interest, if any, relating to the hereinabove described property,
but only to the extent they are still in effect and shown of record
in the hereinabove mentioned county and state, and to all zoning
laws, regulations, and ordinances of municipal and /or governmental
authorities, if any, but only to the extent they are still in
effect relating to the hereinabove described property.
TO HAVE AND TO HOLD the above described premises, together
with all and singular the rights and appurtenances thereto in
anywise belonging, unto said Grantee, his heirs and assigns
forever, and Grantor does hereby bind himself, his heirs and
assigns, TO WARRANT AND FOREVER DEFEND all and singular the said
premises unto the said Grantee, his heirs and assigns against every
person whomsoever claiming or to claim the same or any part
thereof.
When this deed is executed by more than one person, or when
the Grantee is more that one person, the instrument shall read as
though pertinent verbs, nouns and pronouns were changed
correspondingly, and when executed by or to a corporation, the
words "heirs, executors and administrator" or "heirs and assigns"
shall be construed to mean "successors and assigns."
EXECUTED to be effective as of the 7702/ day of July, 1999.

by Deed of record in Volume 6772, Page 1928, Deed Records, Tarrant County, Texas, and being more particularly
described by metes and bounds as follows:
Commencing at an iron rod, said point being at the intersection of the West line of County Road No 3016, (White
Chapel Road) and the North line of County Road No 3024, (Highland Drive), said point also being the Southeast corner
of Passmore 1.0 acre tract as recorded by Deed of Record in Volume 9570, Page 2350, Deed Records, Tarrant County,
Texas;
Thence South 89 degrees 50 minutes 52 seconds West along the North line of said Highland Drive a distance of
148.99 feet to a iron rod, for the Point of Beginning;
Thence South 89 degrees 52 minutes 31 seconds West along the North line of said Highland Drive a distance of
161.41 feet to a point;
Thence North 00 degrees 03 minutes 16 seconds East a distance of 6.37 feet to a point, said point being in a curve
to the left with a radius of 325.00 feet and long chord that bears North 79 degrees 47 minutes 13 seconds East a
distance of 148.97 feet;
Thence in a Northeasterly direction along said curve to the left, an arc length of 143.81 feet to a point, said being the
beginning of curve to the right with a radius of 375.00 feet and a long chord that bears North 66 degrees 27 minutes
42 seconds East a distance of 24.46 feet;
Thence in a Northeasterly direction along said curve to the right, an arc length of 24.46 feet to a point, said being in
the east line of said Pangburn 4.0 acre tract and the west line of said Passmore 1 .0 acre tract;
Thence South 00 degrees 10 minutes 00 seconds West along the east line of said Pangburn 4.0 acre tract a distance
of 47.22 feet to the Point of Beginning and containing 3,246 square feet or 0.07 acres of land, more or less.
