WOOLLEY TAVERA and husband JESUS TAVERA hereinafter referred to as "Grantors "), of the County of TARRANT, State of TEXAS, for and in consideration of the sum of TEN AND NO /100 DOLLARS ($10.00), and other good and valuable consideration to it in hand paid by the Grantee, whether one or more, the receipt and sufficiency of which are hereby acknowledged and confessed. Pangburn by Deed of record in Volume 6772, PaGe 1928, Deed Records, Tarrant County, Texas, and being more particularly described by metes and bounds as shown on Exhibit "A" attached hereto and made a part hereof. THIS CONVEYANCE is made and accepted. expressly subject to any and all restrictions, covenants, assessments, maintenance charges, easements, and previously conveyed or reserved mineral and royalty interest, if any, relating to the hereinabove described property, but only to the extent they are still in effect and shown of record in the hereinabove mentioned county and state, and to all zoning laws, regulations, and ordinances of municipal and /or governmental authorities, if any, but only to the extent they are still in effect relating to the hereinabove described property. TO HAVE AND TO HOLD the above described premises, together with all and singular the rights and appurtenances thereto in anywise belonging, unto said Grantee, his heirs and assigns forever, and Grantor does hereby bind himself, his heirs and assigns, TO WARRANT AND FOREVER DEFEND all and singular the said premises unto the said Grantee, his heirs and assigns against every person whomsoever claiming or to claim the same or any part thereof. When this deed is executed by more than one person, or when the Grantee is more that one person, the instrument shall read as though pertinent verbs, nouns and pronouns were changed correspondingly, and when executed by or to a corporation, the words "heirs, executors and administrator" or "heirs and assigns" shall be construed to mean "successors and assigns."
