Exhibit "A ", attached hereto and incorporated herein for all purposes of this dedication, and as
more particularly described by metes and bounds as set forth in Exhibit "B ", attached hereto and
incorporated herein for all purposes of this dedication, do hereby dedicate same to the City of
Southlake, Tarrant County, Texas for the use and benefit of the public as a perpetual right -of-
way and easement for the passage and accommodation of vehicular and pedestrian traffic, and
the construction, operation, use, maintenance, inspection, repair, alteration, and replacement of
a paved road within the boundaries of the right -of -way and easement area, and for all other
purposes for which a public street and right -of -way is commonly used, including but not limited
to all such uses permitted by the laws of the State of Texas and the ordinances and Charter of
the City of_Southlake, Texas.
TO HAVE AND TO HOLD said right -of -way and easement unto the City of Southlake,
its successors and assigns, and Dedicator hereby binds itself, its successors and assigns to warrant
and forever defend, all and singular, said premises unto the City of Southlake, its successors and
assigns, against every person whomsoever lawfully claiming or to claim the same or any part
thereof.
The terms of this dedication shall run with the land and shall be binding upon and inure
to the benefit of the City of Southlake and its successors and assigns.

PUBLIC RIGHT -OF -WAY
BEING a tract of land situated in the J.G. ALLEN SURVEY, ABSTRACT NO. 18, in the City
of Southlake, Tarrant County, Texas and being situated in a called 10 acre tract of land as
described in a Warranty Deed from Royal E. Smith, Jr. and wife, Marilyn Smith to the
Keller Independent School District as dated May 2nd, 1974 and filed May 7th, 1974 in the
Deed Records of Tarrant County, Texas and being more particularly described by metes
and bounds as follows:
BEGINNING at a point in the north line of the above mentioned J.G. ALLEN SURVEY
ABSTRACT NO. 18, 914.5 feet east of the northwest corner of said ALLEN SURVEY,
same being the northwest corner of the above mentioned 10 acre Keller Independent
School District Tract and the northeast corner of a tract of land conveyed by Royal E.
Smith, Sr. and wife, Annie I. Smith to John W. Oldham and wife;
THENCE East along the said north line of the ALLEN SURVEY for a distance of 57.14 feet
to a point for corner;
THENCE South and parallel with the west line of said 10 acre tract for a distance of
1324.00 feet to a point for corner in the south line of said 10 acre tract and the north line
of CIMMARRON ACRES, an Addition to the City of Southlake, Texas, according to the
Map thereof recorded in Volume 388 -181 at Page 008 of the Plat Records of Tarrant
County, Texas;
THENCE West along the said south line of said 10 acre tract and the said north line of said
CIMMARRON ACRES for a distance of 57.14 feet to a point for corner, same being the
southwest corner of said 10 acre tract;
THENCE North along the said west line of said 10 acre. tract for a distance of 1324.0 feet
to the POINT OF BEGINNING;
