and in consideration of one dollar ($1.00) and other good and valuable consideration
paid to Grantor by the City of Southlake, a municipal corporation of Tarrant County,
Texas, the receipt and sufficiency of which is hereby acknowledged and confessed,
does grant, bargain, and convey unto said City of Southlake. it successors and assigns
for the purpose of building a road and associated improvements, the use and passage
in, over, across, below and along the following parcel or tract of land situated in Tarrant
County, Texas, in accordance with the plat hereto attached:

TO HAVE AND TO HOLD the above described premises, together with, all and
singular, the rights and appurtenances thereto in anywise belonging, unto the said City
of Southlake, its successors and assigns, forever. And I do hereby bind myself, my
heirs, successors and assigns, to warrant and forever defend, all and singular, the said
premises unto the City of Southlake, its successors and assigns, against every person
whomsoever lawfully claiming or to claim the same or any part thereof by, through or
under Grantor, but not otherwise and subject to any encumbrances or other matters
filed of record or which an on the ground survey would show.
It is intended by these presents to convey right -of -way to the said City of
Southlake to maintain and construct the above described improvements, with the usual
rights of ingress and egress in the necessary use of such right -of -way, in and along

LAND DESCRIPTION
BEING a tract of land situated in the R. D. Price Survey, Abstract No. 1207, Tarrant County, Texas, and being a
portion of a tract of land as described in Special Warranty Deed to 300 Convent Street Corp. as recorded in Volume
12782, Page 110 of the Deed Records of Tarrant County, and being more particularly described as follows:
BEGINNING at a 1/2 inch iron rod set with "Huitt- Zollars" cap on the north right -of -way line of Dove Road (a
variable width right -of -way), from which a Texas Department of Transportation concrete monument found at the
most southeasterly corner of a corner clip at the intersection of the northerly right -of -way line of Dove Road with
the easterly right -of -way line of State Highway 114 (variable width right -of -way) bears North 89 degrees 32 minutes
23 seconds West, a distance of 1,472.14 feet;

THENCE, North 00 degrees 55 minutes 17 seconds East, departing the north right -of -way line of Dove Road a
distance of 16.96 feet to a 1/2 inch iron rod set with "Huitt- Zollars" cap at the beginning of a non - tangent curve to
the left;
THENCE, in a easterly direction along said curve to the left with a central angle of 15 degrees 19 minutes 49
seconds, a radius of 1,208.00 feet, an arc distance of 323.22 feet a long chord that bears North 83 degrees 15
minutes 29 seconds East, a distance of 322.26 feet to a 1/2 inch iron rod set with "Huitt- Zollars" cap;
THENCE, North 74 degrees 15 minutes 17 seconds East, a distance of 165.26 feet to a 1/2 inch iron rod set with
"Huitt- Zollars" cap on an easterly line of said 300 Convent Street Corp. tract, also being on the west line of a tract of
land as described in instrument to the City of Southlake as recorded in Volume 7354, Page 934, Deed Records
Tarrant County, Texas;
THENCE, South 00 degrees 10 minutes 50 seconds West, along west line of said City of Southlake tract, a distance
of 87.35 feet to a 1/2 inch iron rod set with "Huitt- Zollars" cap;
THENCE, South 74 degrees 15 minutes 17 seconds West, a distance of 141.29 feet to a PK nail with shiner set at the
beginning of a non - tangent curve to the right;
THENCE, in a westerly direction along said curve to the right with a central angle of 00 degrees 41 minutes 42
seconds, a radius of 1,292.00 feet, an arc distance of 15.67 feet a long chord that bears South 75 degrees 51 minutes
06 seconds West, a distance of 15.67 feet to a PK nail with shiner set on a south line of said 300 Convent Street
Corp. tract, said point being in the centerline of Dove Road;
THENCE, North 89 degrees 08 minutes 45 seconds West, along said centerline of Dove Road, a distance of 140.37
feet to a PK nail with shiner set;
THENCE, North 00 degrees 10 minutes 50 seconds East, leaving said centerline of Dove Road, a distance of 25.00
feet to a 5/8 inch iron rod with yellow cap stamped "Carter & Burgess" found in the said north right -of -way line of
Dove Road;
THENCE, North 89 degrees 08 minutes 45 seconds West, along said north right -of -way line of Dove Road, a
