owner of a tract of land situated in the Hall Medlin
Survey, Abstract 1037 , County of Tarrant
according to the deed(s) recorded in Volume 3761 , Page 607
DRTCT, for and in consideration of the sum of.Ten ($10) Dollars and
other good and valuable consideration in hand paid by Grantee
herein, the receipt and sufficiency of which is hereby acknowledged
and confessed, have granted, sold and conveyed, and by these
presents do grant, sell and convey to the CITY OF SOUTHLAKE,
Grantee herein, of Tarrant County, Texas permanent and perpetual
right -of -way (R.O.W.) for the purpose of installing, repairing,
maintaining, altering, replacing, relocating, and operating
utilities and paving in, into, upon, over, across and under that
land in Tarrant County, Texas described as follows, to -wit:

See attached Exhibit "B" for graphic depiction.
TO HAVE AND TO HOLD the above described right -of -way, together
with all and singular, the right and appurtenances thereto, anywise
belonging unto the said Grantee, its successors and assigns
forever; and I /We do hereby certify that I /We are the owners of the
property described herein and bind myself /ourselves, my /our heirs
and assigns, to warrant and to forever defend all and singular the
premises unto the said Grantee, its successors and assigns, against
every person whomsoever lawfully claiming or to claim same or any
thereof by, through, or under Grantor but not otherwise, subject to all matters
of record. •

BEING a 0.056 acre right -of -way dedicated Clty of Southlake, Tarrant County, Texas, being situated in
the Hall Medlin Survey, Abstract No. 1037 and being part of that 105.726 acre tract of land conveyd
to Timarron Land Corporation (formerly Bear Creek Communities, Inc.) as recorded in Volume 9813,
Page 2348, Deed Records, Tarrant County, Texas, and being more particularly described as follows:
BEGINNING at a 5/8 -inch iron rod found at the intersection of the West line of said Timarron Land
Corporation Tract and the South line of Continental Boulevard (an 84 -foot wide right -of -way);
THENCE South 89° 09' 13" East along the North line of said Timarron Land Corporation Tract and
along the South line of said Continental Boulevard a distance of 144.33 feet to a 5/8 4nch iron rod set
for comer;
THENCE South 00° 30' 27" West a distance of 17.00 feet to a 5/8 -inch iron rod set for corner;
