these presents grant, bargain, sell and convey unto to The City of Southlake, Texas , the free
and uninterrupted use, liberty and privilege of the passage in, along, upon and across the following
described property, a 15 foot wide strip of land, of which the centerline is described
below.
owned by Grantor , Situated in Tarrant County, Texas, in the

Commencing at the intersection of the South line of Continental Blvd. (a variable
width R.O.W.) and the east line of Scenic Dr. (a 50ft. R.O.W.); said point also
being the northwest corner of lot 12, Block 2, of Continental Park Estates, as
recorded in Volume 388 -98, page 23 & 24, M.R.T.C.T.; thence North 75 30' 09"
West a distance of 283.03 feet to the POINT OF BEGINNING the centerline of the
following described easement;
THENCE South 01 16' 56" West, a distance of 77.79 feet to an angle point;
THENCE South 28 33' 45" East, a distance of 195.30 feet to an existing sanitary
sewer manhole; said point being the end of the herein centerline described 15
foot easement, and containing 4096 square feet of land.
And it is further agreed that the said Grantor
in consideration of the benefits above set out, will remove from the property above described, such fences,
buildings and other obstructions as may now be found upon said property.
For the purpose of Construction of Sanitary Sewer Mains, Manholes and related
appurtenances
in, along, upon and
across said premises, with the right and privilege at all times of the grantee herein, his or its agents,
employees, workmen and representatives having ingress, egress, and regress in, along upon and across said
premises for the purpose of making additions to, improvements on and repairs to the said sewer mains or
any part thereof.
