which no lien is retained, either expressed or implied, have this day Sold and by these presents
do Grant, Bargain, Sell and Convey unto the City of Southlake, Texas all that certain tract or
parcel of land in Tarrant County, Texas, more particularly described in Exhibit "A," which is
attached hereto and incorporated herein for any and all purposes.
TO HAVE AND TO HOLD the premises herein described and herein conveyed together with
all and singular the rights and appurtenances thereto in any wise belonging unto the City of
Southlake, Texas and its assigns forever; and Grantors do hereby bind ourselves, our heirs,
executors, administrators, successors and assigns to Warrant and Forever Defend all and singular
the said premises herein conveyed unto the City of Southlake, Texas and its assigns against every
person whomsoever lawfully claiming or to claim the same or any part thereof.

County, Texas and being a portion of a tract of land, conveyed by deed to Gregory Thorn,
recorded in Volume 16533, Page 65, Deed Records, Tarrant County, Texas, and ,
conveyed by deed to Pam and James Holt, recorded in Volume 16533, Page 64, Deed
Records, Tarrant County, Texas. Said 0.279 acres being more particularly described by
metes and bounds as follows:
BEGINNING at a 5/8 inch iron rod found for corner in the west right -of -way line of
North Carroll Avenue (a variable width R.O.W.), said point being the northeast corner of
said Thorn and Holt tract;
THENCE South 00 °42'32" East, leaving said corner and along the common line of the
west right -of -way line of said North Carroll Avenue and the east line of said Thorn and
Holt tract, a distance of 506.94 feet to a point for corner; said point being the intersection
of the west right -of -way line of said North Carroll Avenue and the north right -of -way line
of Southcrest Lane (a 60 foot R.O.W.), said point being the southeast corner of said
Thorn and Holt tract;
THENCE South 88 °38'37" West, leaving said common line and said intersection and
along the common line of the north right -of -way line of said Southcrest Lane and the
south line of said Thorn and Holt tract, a distance of 32.88 feet to a 1/2 inch smooth iron
rod set with aluminum cap;
THENCE North 43 °51'10" East, leaving said common line, a distance of 14.19 feet to a
1/2 inch smooth iron rod set with aluminum cap;
THENCE North 00 °56'17" West, a distance of 497.03 feet to a 1/2 inch smooth iron rod
set with aluminum cap, said point being in the north line of said Thorn and Holt tract;
THENCE North 88 °53'44" East, along said north line, a distance of 24.91 feet to the
POINT OF BEGINNING and CONTAINING 12,163 square feet, or 0.279 acres of land,
