EXECUTIVE SUMMARY
Property Situation
The property is located on 2.6 acres on the south side of State Highway 114 near Nolen
Drive in the Gateway Plaza Development; just east of Bucca di Beppo and north of 24-
hour Fitness.
Development Details
The applicant is requesting approval of a zoning change and concept S-P-2
Generalized Site Plan District S-P-2Generalized Site Plan District in order for the
zoning to allow for the minor auto service and repair provided by Firestone. The zoning
change request is exclusive to their proposed lot.
The proposed Firestone store is approximately 7600 square feet and is single story.
QUESTIONS / CONCERNS
What is located to the west?
There is a common drive between this lot and the Bucca di Beppo restaurant.

Where is the parking located?
Along the west and south sides of the lot. There will be enough parking to

accommodate our customers; overflow parking will not be necessary.
We (the applicant) are using the same architectural elements as seen throughout the
development. The front of our store faces SH 114; our entrance is on the west side.
Your open bay will face Bucca?
Yes, however, the common drive plus landscaping will buffer.

What is your estimated traffic generation?
Very low. Maybe forty cars per day.

Are you familiar with the Firestone store in Grapevine?
No.

Will this be a franchise store?
No. All corporate owned no franchise.

Where will you store old tires?
There will be no used tires outside the store. We have a separate room for

storage. We also will not have underground storage tanks or over-night vehicle
storage.
Will you have adequate access to your site?
Yes, with the anticipated amount of traffic generation this store will have, the

access is excellent.
What about a landscape plan?
Yes, we will have a more detailed plan when we submit our application.

Will this building have a pitched roof?
Yes, standing seam.
