Volume 388 -137, Page 33, Plat Records, Tarrant County, Texas, as conveyed by deed to
N. Carroll 114 Properties LLC, recorded in Volume 16710, Page 2070, Deed Records,
Tarrant County, Texas. Said 0.007 acres being more particularly described by metes and
bounds as follows:
COMMENCING at a 5/8 inch iron rod found for corner in the west right of way line of
North Carroll Avenue (a variable width R.O.W.), said point being the northeast corner of
said Lot 15;
THENCE South 00 °04'27" West, leaving said corner and along the common line of the
west right -of -way line of said North Carroll Avenue and the east line of said Lot 15, a
distance of 204.05 feet to the POINT OF BEGINNING;
THENCE South 00 °0427" West, continuing along said common line, a distance of 23.72
feet to a point for corner, said point being the intersection of the west right -of -way line of
