The building lot is currently zoned SP -1 and B -1. They would like to build 19,900 sq ft of retail space, and rezone the part they need to all SP -1. I will not be here in June so I will have to ask one of my SPIN members who is neutral on this issue to host this meeting. Would you look over what they are proposing for this property. I would appreciate your input so I can get this to the city before hand. As soon as we have the SPIN meeting date set up I will let you know. Please read Evan Beattie email to me about this property. Central Daylight Time Subj: Southlake Zoning Change Request and Development Plan Submission Pattie, Thank you for taking the time to speak with me this afternoon and I'm sorry to hear you won't be available to facilitate our SPIN meeting next month. If you would be willing to meet with me and Greenway outside of the official SPIN meeting schedule we would be happy to make time for a meeting when it is convenient for you between now and the end of the month (just as a warning, I will be out of town from the 19 -24 of this month for a family member's college graduation in Florida). I have attached a plat from the subject property we are planning to file a zoning change request and development plan for on 05/16/2011. This property fronts on Southlake Boulevard and is located immediately east of the Ethan Allan Furniture Store. Ethan Allan sits on the tract labeled as "Lot 12.03 AU and currently is zoned SP -1 with C -3 base zoning. The tract labeled as "LOT 2 1.76 AU on this plat is also currently zoned SP -1 and was labeled as a future 7,000 SF restaurant as part of the Ethan Allan SP -1 zoning case. Our zoning change request will be for the 150' of frontage on Southlake Blvd immediately east of "Lot 2" and will encompass approximately 330' of lot depth totaling 1.03 acres added to the existing adjacent SP -1 zoning as part of an expanded "Lot 2" at 2.79 total acres. We have made every effort to minimize the depth of property rezoned to SP -1 as part of this effort (limiting the depth to 330' as opposed to the 372' deep SP -1 ) and are sensitive to the concerns of you and your neighbors and will do everything we can to ensure this proposed project makes a positive contribution to the built landscape in your community. The back portion of the property currently zoned as B -1 will remain B -1 zoning with a flag lot up to Southlake Boulevard. Greenway has no plans to develop the back portion of the tract at this time and the rear lot line of the property we are asking to rezone will be 637' north of the adjacent property to the south.
