OWNERS /APPLICANTS: Mr. and Mrs. Ralph Ziegler
PURPOSE: The purpose of this plat is to abandon Pine Acres Court and to combine Lots
2 & 3 into one lot for residential use.
PROPERTY SITUATION: The property is located at 420 Pine Drive
LEGAL DESCRIPTION: Lots 1, 2, and 3, Block 1, Pine Acres
LAND USE CATEGORY: Low Density Residential
CURRENT ZONING: "SF -IA" Single Fancily Residential District
HISTORY: A final plat was approved by the City Council on October 2, 1979. The plat
was filed but the street was never constructed.
P &Z ACTION: March 7, 2002; Approved (6 -0) subject to Plat Review Summary No. 2, dated
March 1, 2002, with Applicant to provide enough dedication for 60' of right
of way and provide correct measurements.

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 02/18/02 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS ORNEED
FURTHER CLARIFICATION, PLEASE CONTACT BEN BRYNER AT (817) 481 -2086.
1. Provide dedication for 60' of right -of -way on Pine Drive. Correct the dimensional measurements to
the centerline and across the full width of the right -of -way to reflect the needed dedication.
INFORMATIONAL COMMENTS
* Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.
* Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
* A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off -site sewer extensions, off -site drainage and utility easements and impact
fees.
