BACKGROUND INFORMATION
OWNER/APPLICANT: The City of Southlake
PURPOSE: The purpose of this request is to get approval of a plat incorporating all the
property acquired for Bicentennial Park.
PROPERTY SITUATION: The property is located on the east side of Shady Oaks Drive, on the north
side of West Southlake Boulevard (FM 1709), and on the west side of North
White Chapel Boulevard.
LEGAL DESCRIPTION: Lot 2R2, L.B.G. Hall No. 686 Addition, and Tracts 1, 1B, 1C1, 1C2, 1C3,
1E, 2A1, 2A2, 2B, 2B1, 3C1A, 3C, 3D, 3D1, 3D1A, and 3D6, situated in the
Littleberry G. Hall Survey, Abstract No. 686, and being 74.754 acres.
LAND USE CATEGORY: Public / Semi-Public
CURRENT ZONING: “S-P-1” Detailed Site Plan District Regulations with “CS” Community Service
District uses.
PROPOSED ZONING: “CS” Community Service District
MASTER PATHWAYS: According to the Master Pathways Plan, an 8’ multi-use trail is designated
along the north side of W. Southlake Blvd, the west side of N. White Chapel
Blvd, the east side of Shady Oaks, and within the park development.

* According to the Master Pathways Plan, an 8’ multi-use trail is designated along the north side of W.
Southlake Blvd, the west side of N. White Chapel Blvd, the east side of Shady Oaks, and within the
park development.
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject
property from each taxing authority must be provided to the City prior to filing this plat in the County
records. A copy of this information may be obtained from the Tarrant county Tax
Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red
courthouse). There is a service charge of $10 per account for this certificate. For more information

* Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.

* Original signatures and seals will be required three mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
* A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact
fees.
