PROPERTY SITUATION: The property is located on the southeast corner of E. Southlake Boulevard (FM[ 1709) and S. Nolen Drive. The following areas are where the plan does not meet the articulation requirements set forth in Ordinance No. 480, Section 43: a. The front wall of building `A' /'A -1' exceeds the maximum horizontal wall length by 46 feet and the horizontal articulation length is insufficient by 9 feet. b. The rear wall of building `A -1' exceeds the maximum horizontal wall length by 10 feet. C. The east wall of building `A -1' exceeds the maximum horizontal wall length by 21 feet. The rear wall of building `A -1' exceeds the maximum horizontal wall length by 10 feet. C. The east wall of building `A -1' exceeds the maximum horizontal wall length by 21 feet. Where parking is provided between the building setback line and public R.O.W., shrubs obtaining a mature height of three feet (3') or greater must be planted at a minimum spacing of thirty inches Case No. ZA 01 -122 Attachment D Page 1 (30 ") on center continuous along all paved edges of the parking or drive areas. This may require additional shrubs over and above those required within the adjacent bufferyard. No review of proposed signs is intended with this site plan. A separate building permit is required prior to construction of any signs. It appears that this property lies within the 75 LDN D/FW Regional Airport Overlay Zone and will require construction standards that meet requirements of the Airport Compatible Land Use Zoning Ordinance No. 479. The applicant should be aware that prior to issuance of a building permit a Plat must be processed and filed in the County Plat Records, a fully corrected site plan, landscape plan, irrigation plan, and building plans, must be submitted for approval and all required fees must be paid.
