PROPERTY SITUATION: The property is located on the southeast corner of E. Southlake
Boulevard (FM[ 1709) and S. Nolen Drive.
LEGAL DESCRIPTION: Tracts 2AlA and 2A1B, and a portion of Tracts 2A1 and 2A2A ,
Thomas Easter Survey, Abstract No. 474; and being 5.88 acres.

Summary No. 3, dated December 28, 2001, allowing the variance for

1', granting a variance for horizontal articulation of the east elevation
of building `A' with a color change or other schematic change being
made to the facade and allowing a variance to the horizontal
articulation of the east portion of the south elevation of building `A'
starting at the west service bay. Accepting Applicant's commitment
to soften the west side of building `B' and increase the landscaping or
berming on the west side of building `B'.
CITY COUNCIL ACTION: January 22, 2002; Tabled at Applicant's request to the Regular City
Council meeting to be held February 12, 2002.

Although the applicant is still requesting a variance to the
articulation requirements, it appears the applicant has complied with
the recommendations of the Planning and Zoning Commission.
The following areas are where the plan does not meet the articulation
requirements set forth in Ordinance No. 480, Section 43:
a. The front wall of building `A' /'A -1' exceeds the maximum
horizontal wall length by 46 feet and the horizontal
articulation length is insufficient by 9 feet.
b. The rear wall of building `A -1' exceeds the maximum
horizontal wall length by 10 feet.
C. The east wall of building `A -1' exceeds the maximum
horizontal wall length by 21 feet.

2. Provide horizontal and vertical articulation meeting the requirements of the zoning regulations and
Ord. 480, Section 43.9.c.1.c. The following areas appear to be deficient:
a. The front wall of building `A' /'A -1' exceeds the maximum horizontal wall length by 46 feet
and the horizontal articulation length is insufficient by 9 feet.
b. The rear wall of building `A -1' exceeds the maximum horizontal wall length by 10 feet.
C. The east wall of building `A -1' exceeds the maximum horizontal wall length by 21 feet.
Where parking is provided between the building setback line and public R.O.W., shrubs obtaining a
mature height of three feet (3') or greater must be planted at a minimum spacing of thirty inches

additional shrubs over and above those required within the adjacent bufferyard.
No review of proposed signs is intended with this site plan. A separate building permit is required
prior to construction of any signs.
It appears that this property lies within the 75 LDN D/FW Regional Airport Overlay Zone and will
require construction standards that meet requirements of the Airport Compatible Land Use
Zoning Ordinance No. 479.
The applicant should be aware that prior to issuance of a building permit a Plat must be processed
and filed in the County Plat Records, a fully corrected site plan, landscape plan, irrigation plan, and
building plans, must be submitted for approval and all required fees must be paid. This may include
but not be limited to the following fees: Park Fee, Perimeter Street Fee, Water & Sewer Impact
and Tap Fees, and related Permit Fees.
A letter of permission from the adjacent property owner(s) on the west must be obtained prior to
issuance of a building permit for the construction of the off -site pavement and a permit from
TxDOT must be obtained prior to any curb cut along F.M. 1709.
