THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS ORNEED FURTHER CLARIFICATION, PLEASE CONTACT DENNIS KILLOUGH AT (817) 481 -2073. 1. Provide the deed record volume and page for the current owner in the preamble and correct the discrepancy between the second call in the written description and the graphic label. Also, correct the spellings in the dedication statement and match owner's name exactly in owner certification, dedication and notary. 2. Provide complete ownership and /or plat record information for all properties within 200 feet. For the unplatted tracts within 200 feet of this property, label with the full record owner's name, and label the volume and page references as "volume and page." Complete the information for Block 52, Timarron Northwood Park. 3. All lots must have a width of 100.00 feet measured along the front building setback line. Lot 2R2 does not comply. Staff recommends providing a building line 40' off -set to the east from the east boundary line of Lots 1R and 2R1. Label the length of the west boundary of Lot 2R2. Also, Remove all dashes from lot designations. 4. The 30' R.O.W. dedication shown for Pine Ct. was abandoned and quitclaimed by separate instrument. There are also quit claims for the south portion of this R.O.W. Show and label the quitclaims and filing information. Remove the note that states that this R.O.W. was vacated by this plat. Informational Comments : * A "Certificate of Taxes Paid" indicating that there are no delinquent taxes owed on the subject property from each taxing authority must be provided to the City prior to filing this plat in the County records. A copy of this information may be obtained from the Tarrant county Tax Assessor /Collector's Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red Case No. Attachment D ZA01 -129 Page 1 courthouse). There is a service charge of $10 per account for this certificate.
