Proposed “DT” Downtown District Text Amendment Define “Garden District Residence” A Garden District Residence is a dwelling unit in a multiple family dwelling located within the Garden District in which units occupying a portion of the building share common front, rear and side walls. Each unit occupies a single level, unless combined with one or more units above or below. Access is provided by means of a central semi-private elevator and stairs servicing each vertical pair of units. Proposed “DT” Downtown District Text Amendment Development Regulations for the “Garden District” Ordinance Revisions Since Council Packet (March 30, 2011) Newer version of Section 37 used 25’ Setbacks east of Park Ridge reflected (37.5.b.) Permitted number of units increased to 195 (37.5.j.) Conceptual lotting changed to be consistent with text amendment Visitor parking reworded to “Visitor parking shall be provided at the rate of not less than one (1) on-street parking space for every three (3) Garden District Residences.
