APPLICANT: Camille's Sidewalk Caf6 PROPERTY SITUATION: Camille's Sidewalk Caf6 is a tenant in the Gateway Plaza, Phase II development located at the northwest corner of East Southlake Boulevard and North Nolen Drive. The property address is 2600 East Southlake Boulevard, Suite 100. REQUEST: The applicant is proposing an attached sign on the south side of the building, facing East Southlake Boulevard. The proposed sign will have a letter /logo size greater than permitted based on the conditional sign permit for this development. Approval of a variance is required in order to receive a building permit for this sign. STAFF COMMENTS: The sign plan, building elevation, site plan and variance applications are attached to this report. The following variance to the conditional sign permit approval for Gateway Plaza, Phase II is requested: • Gateway Plaza Phase 11 conditional sign permit, maximum letter size for small retail 30 inches. The height of the logo and the height of the letters "C" and "/" are proposed to be 36 inches tall. The City Council may authorize variances in accordance with the following provision of the Sign Ordinance No. 704 -A, Section 14, Variances: The City Council may authorize variances to any restriction set forth in this ordinance, including but not limited to the number, type, area, height, or setback of signs, or any other aspect involved in the sign permitting process. In granting any variance, the City Council shall determine that a literal enforcement of the sign regulations will create an unnecessary hardship or a practical difficulty on the applicant, that the situation causing the unnecessary hardship or practical difficulty is unique to the affected property and is not self - imposed, that the variance will not injure and will be wholly compatible with the use and permitted development of adjacent properties, and that the granting of the variance will be in harmony with the spirit and purpose of this sign ordinance. A person may request a variance from the Sign Ordinance by filing the request with the Building Official. Any request for variance shall be accompanied by a completed application and a non - refundable filing fee in the amount specified in the current fee schedule adopted by City Council. By changing to a 30 letter /logo size, it would not be legible from the street 2. The Camille's 1,090 /letter type is a corporate registered standard and cannot be altered or doviated. Due to the distance from the street to the building, 30" maximum letter size would not be easily read. d. We believe that the size of sign being proposed is in goo( relationship to the building front and will not detract from this or any adjacent property.
