BACKGROUND INFORMATION
OWNER/APPLICANT: Wyndham Properties II, Ltd.
PURPOSE: The purpose of this request is to receive approval of building elevations for a
building pad site in the Gateway Plaza Phase 2 development on the west side
of N. Nolen Drive.
PROPERTY SITUATION: The property is located on the west side of North Nolen Drive approximately
250 feet north of Southlake Boulevard (FM 1709).
LEGAL DESCRIPTION: A portion of Lot 1, Block 1, Gateway Plaza Phase 2.
LAND USE CATEGORY: Mixed Use
CURRENT ZONING: “S-P-2” General Site Plan District
HISTORY: -A Preliminary Plat was approved by the City Council on May 16, 2000.
-A zoning change, from “AG” to “S-P-2”, and a concept plan were approved
by City Council on June 6, 2000.
-A final plat was approved for Lot 1, Block 1 on July 6, 2000.
-A zoning change and an optional concept plan were approved by City
Council on April 1, 2002.
-A zoning change and revised concept plan was approved on April 1, 2003 to
incorporate a tract of land to the west as part of the development.
-A site plan was also approved on April 1, 2003.
P&Z ACTION: October 9, 2003; Approved (6-0) subject to Site Plan Review Summary No.
2, dated October 3, 2003, allowing the requested variance.
STAFF COMMENTS: Attached is Site Plan Review Summary No. 2, dated October 3, 2003.
This site was approved as part of a revised site plan approved earlier this year.
The site was allocated as a future building location which the applicant is now
submitting elevations to be approved for development. The proposed site
plan conforms to the previously approved concept and site plans.
The following variance is being requested:
Articulation: Horizontal and vertical articulation meeting the requirements
of Ordinance 480, Section 43.9.c.1.c shall be met on all façades visible
from a Corridor R.O.W. The applicant is requesting the articulation be
approved as shown on the architectural elevations for the west façade.

3.Provide horizontal and vertical articulation meeting the requirements of Ord. 480, Section 43.9.c.1.c
on all façades visible form a Corridor R.O.W. The west façade is determined to be visible from E.

INFORMATIONAL COMMENTS
* The proposed site does not exceed the overall maximum permitted impervious coverage area
percentage of 80% for the “S-P-2” Zoning District with “C-3” uses as approved by City Council. The
overall impervious coverage area percentage of this development is approximately 78.6%.

* It appears that this property lies within the LDN D/FW Regional Airport Overlay Zone and will
require construction standards that meet requirements of the Airport Compatible Land Use Zoning
Ordinance No. 479.
* The applicant should be aware that prior to issuance of a building permit a Plat must be processed and
filed in the County Plat Records, a fully corrected site plan, landscape plan, irrigation plan, and
building plans, must be submitted for approval and all required fees must be paid. This may include
but not be limited to the following fees: Park Fee, Perimeter Street Fee, Water & Sewer Impact and
Tap Fees, and related Permit Fees.
* Please be aware that any change of tenant/owners with a request for a new C.O. will require that all
parking areas meet the "all weather surface" requirement in the zoning ordinance and all fire lanes
shall be per the Fire Department's requirements.
