PURPOSE: The purpose of this request is to receive approval of a Specific Use Permit to
allow for the sale of used automobiles and SUVs.
PROPERTY SITUATION: The property is located at 2810 Market Loop, Ste. 200
LEGAL DESCRIPTION: Lot 10, Block B, Commerce Business Park
LAND USE CATEGORY: Industrial
CURRENT ZONING: “I-1” Light Industrial District
HISTORY: Commerce Business Park was annexed into the City of Southlake in 1986,
with the Light Industrial Zoning. Lot 11, Block B was part of the plat filed in
1988.
P&Z ACTION: August 21, 2003; Approved (7-0) stipulating there will be no outside storage;
no more than 8 to 10 vehicles in the warehouse at one time; no service of any
type; no motorhomes; no truck deliveries – all vehicles delivered are to be
driven to the site; permit valid for term of lease.
STAFF COMMENTS: Attached is Concept Plan Review Summary No. 2, dated August 15, 2003.
All structures on this site currently exist. The applicant does not plan on
making any changes to this site. No storage or display of vehicles will be
outside the building.

* No review of proposed signs is intended with this site plan. A separate building permit is required
prior to construction of any signs.

* It appears that this property lies within the LDN D/FW Regional Airport Overlay Zone and will
require construction standards that meet requirements of the Airport Compatible Land Use Zoning
Ordinance No. 479.
* Please be aware that any change of tenant/owners with a request for a new C.O. will require that all
parking areas meet the "all weather surface" requirement in the zoning ordinance and all fire lanes
shall be per the Fire Department's requirements.

RESOLUTION NO. 03-069
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS, GRANTING A SPECIFIC USE PERMIT FOR
THE SALES AND SERVICE OF USED AUTOMOBILES, TRUCKS, OR
MOTORHOMES ON PROPERTY WITHIN THE CITY OF
SOUTHLAKE, TEXAS, BEING LEGALLY DESCRIBED AS A
PORTION OF LOT 10, BLOCK B, COMMERCE BUSINESS PARK,
MORE FULLY AND COMPLETELY DESCRIBED IN EXHIBIT “A”,
AND AS DEPICTED ON THE APPROVED CONCEPT PLAN
ATTACHED HERETO AND INCORPORATED HEREIN AS EXHIBIT
“B” AND PROVIDING AN EFFECTIVE DATE.
WHEREAS
, a Specific Use Permit for the sales and service of used automobiles, trucks, or
motorhomes has been requested by a person or corporation having a proprietary interest in the property zoned
as “I-1” Light Industrial District; and,
WHEREAS
, in accordance with the requirements of Section 45.1 (24) of the City's Comprehensive
Zoning Ordinance, the Planning and Zoning Commission and the City Council have given the requisite notices
by publication and otherwise, and have afforded the persons interested and situated in the affected area and in
the vicinity thereof; and,
WHEREAS
, the City Council does hereby find and determine that the granting of such Specific Use
Permit is in the best interest of the public health, safety, morals and general welfare of the City.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS:
SECTION 1.
A Specific Use Permit is hereby granted for the sales and service of used automobiles, trucks, or
motohomes on the property being legally described as a portion of Lot 10, Block B, Commerce Business Park,
an addition to the City of Southlake, Tarrant County, Texas, as recorded in Volume 388-214, Page 60, of the
Plat Records, Tarrant County, Texas, more fully and completely described in Exhibit “A”, and as depicted on

the approved Concept Plan attached hereto and incorporated herein as Exhibit “B” and providing an effective
date, subject to the provisions contained in the comprehensive zoning ordinance and the restrictions set forth
