PROPERTY SITUATION: The property is located on the north side of West Southlake Boulevard, approximately 300' east of the intersection of Randol Mill Avenue and West Southlake Boulevard. This is the "C -2" zoned lot adjacent to the DPS West facility. A Concept Plan for this site was approved in conjunction with the DPS zoning and site plan. LEGAL DESCRIPTION: Lot 2R, Block 1, Corner Addition LAND USE CATEGORY: Retail Commercial CURRENT ZONING: "C -2" Local Retail Commercial District HISTORY: -June 8, 2000; City Council approved the current zoning and a concept plan on the property. -June 20, 2000; a Plat Revision was approved by City Council. TRANSPORTATION ASSESSMENT: Case No. ZA02 -113 Master- Thoroughfare Plan The Master Thoroughfare Plan recommends Southlake Boulevard to have 130' of right -of -way. Adequate right -of -way exists for this road. Existin- Area Road Network and Conditions Access to this property will be provided through a common access drive located on the DPS west site. The common access drive will provide fukll access to both Southlake Boulevard and Randol Mill Avenue. The access from this property to Randol Mill is not yet constructed and will probably not be constructed until further development of the west portion of the DPS property. W. Southlake Boulevard is a five -lane, undivided thoroughfare with a continuous, two -way, center left turn lane. The roadway will ultimately be widened to a seven lane roadway. ESTIMATED IMPACT FEES: Water $6,066.59 (assumes 1 — 2" simple meter) Irrigation $1,895.81 (assumes 1 — 1" simple meter) Wastewater $3,780.48 (assumes 1 — 2" simple meter) Roadway $2,360.19 (assumes a drive -in bank) *Final impact fees are determined by the Building Services Dept at the time of building permit issuance. Provide the following note on the Site Plan: "Where parking is provided between the building setback line and public R.O.W., shrubs obtaining a mature height of three feet (3') or greater must be planted at a maximum spacing of thirty inches (30 ") on center continuous along all paved edges of the parking or drive areas. This may require additional shrubs over and above those required within the adjacent bufferyard." 3. Identify the 7' strip in bold lines located in the west portion of the site. This appears to be an existing asphalt drive to be removed. The impervious coverage area percentage of this is approximately 64.4 %. * No review of proposed signs is intended with this site plan. A separate building permit is required prior to construction of any signs. * A letter of permission from the adjacent property owner(s) on the east /north must be obtained prior to issuance of a building permit for the construction of the off -site pavement. * Please be aware that any change of tenant /owners with a request for a new C.O. will require that all parking areas meet the "all weather surface" requirement in the zoning ordinance and all fire lanes shall be per the Fire Department's requirements.
