BACKGROUND INFORMATION
OWNER/APPLICANT: Ronald Winzen
PURPOSE: A variance to the noted Subdivision Ordinance requirement is needed in order
for the applicant to plat the property as proposed and receive a building
permit for construction of a single family residence.
PROPERTY SITUATION: The property is located at 2391 Florence Road.
LEGAL DESCRIPTION: Tract 9133, J.J. Freshour Survey, Abstract No. 521, being 1.987 acres.
LAND USE CATEGORY: Low Density Residential
CURRENT ZONING: "AG" Agricultural District
PROPOSED ZONING: "SF -IA" Single Family Residential District
HISTORY: There is no development history on the property. The property is vacant.
STAFF COMMENTS: This is a pre- existing single tract of land having an approximate rear property
line width of 120 feet. This plat has been approved subject to the conditions
specified in the attached Plat Review Summary No. 2, dated 01/03/03. The
following variance is requested and needs City Council action:
• A row or tier of lots having a minimum lot width of 125 feet at the rear
property line shall be provided adjacent to the following: (As amended by
Ord. No. 483 -D)
1. any property that is currently zoned or platted residential and contains
lots of one acre or larger
2. any property shown on the approved City Land Use Plan to be
designated for lots of one acre or larger in size.

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 12/04/02 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR NEED
FURTHER CLARIFICATION, PLEASE CONTACT BEN BRYNER AT (817) 481 -2086.
1. All lots must meet the regulations of the underlying zoning district. This plat approval is contingent
upon an appropriate change of zoning on this property. A change of zoning on the subjectproperty to
"SF -IA " single family district is being processed.
2. Provide a minimum lot width of 125' on all lots abutting property that is currently zoned or platted
residential or has an approved Low Density Residential designation according to the City Land Use
Map. (A variance has been requested.)
INFORMATIONAL COMMENTS
* A "Certificate of Taxes Paid" indicating that there are no delinquent taxes owed on the subject property
from each taxing authority must be provided to the City prior to filing this plat in the County records. A
copy of this information may be obtained from the Tarrant county Tax Assessor /Collector's Office
located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). There is a service
charge of $10 per account for this certificate. For more information contact the Assessor /Collector's
office at (817) 884 -1103.
* The applicant should be aware that approval of a single -lot plat showing is conditional to the
stipulations of this Plat Review. No further submittals are required prior to those to be recorded.
* Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.
* Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
