BACKGROUND INFORMATION
OWNER/APPLICANT: Eliot House Drews Partners
PURPOSE: The purpose of this request is to receive approval of a preliminary plat for the
subdividing of the Dilg Place subdivision.
PROPERTY SITUATION: This property is located on the south side of East Southlake Boulevard (FM
1709) approximately 410' east of the proposed Byron Nelson Parkway.
LEGAL DESCRIPTION: This property is legally described as being Lots 2A, 2B and 2C, Block 1, Dilg
Place Subdivision, being 9.88 acres.
LAND USE CATEGORY: Medium Density Residential
CURRENT ZONING: "C -2" Local Retail Commercial District and "O -1" Office District
HISTORY: -July 3, 1979 City Council approved a Plat Showing for two lots on 25
acres of land.
- February 22, 1984 City Council approved a Plat Revision for a subdivision of
Lot 2 into three lots.
- "C -2" and "O -1" zoning and concept plans were approved by City Council
on October 2, 2001.
P &Z ACTION: December 19, 2002; Approved (7 -0) subject to Plat Review Summary No. 3,
dated December 13, 2002.

OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS ORNEED
FURTHER CLARIFICATION, PLEASE CONTACT BEN BRYNER AT (817) 481 -2086.
1. Provide a Pedestrian Access Easement for the Natural Multi -Use Trail. Accommodations and /or
construction of the natural multi -use trail required by the mater trail plan must be made and
coordinated with the City. Contact Chris Carpenter Sr. Parks Planner at (817) 481 -1585. The Master
Plan shows the trail running generally along the west boundary of this site.
INFORMATIONAL COMMENTS
* Final alignment of this section of Rucker Road must be established prior to Final Plat.
A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off -site sewer extensions, off -site drainage and utility easements and impact
fees.
