PROPERTY SITUATION: This property is located on the south side of East Southlake Boulevard (FM 1709) approximately 410' east of the proposed Byron Nelson Parkway. LEGAL DESCRIPTION: This property is legally described as being Lots 2A, 2B and 2C, Block 1, Dilg Place Subdivision, being 9.88 acres. LAND USE CATEGORY: Medium Density Residential CURRENT ZONING: "C -2" Local Retail Commercial District and "O -1" Office District HISTORY: -July 3, 1979 City Council approved a Plat Showing for two lots on 25 acres of land. - February 22, 1984 City Council approved a Plat Revision for a subdivision of Lot 2 into three lots. - "C -2" and "O -1" zoning and concept plans were approved by City Council on October 2, 2001. INFORMATIONAL COMMENTS * Final alignment of this section of Rucker Road must be established prior to Final Plat. A Developers Agreement is required prior to construction of any public infrastructure. The Developer's Agreement for this addition should consider streets, drainage, park dedication requirements and fees, off -site sewer extensions, off -site drainage and utility easements and impact fees.
