Item 41 is Ordinance No. 480 -EEEE, an amendment to the City of Southlake
Comprehensive Zoning Ordinance No. 480, as it pertains to permitted and accessory
uses and sales within certain non - residential zoning districts.

The City Council has requested that Staff bring forward an amendment the Zoning
Ordinance in order to remove certain retail sales uses which may not be
appropriate within Section 20, "C -1" neighborhood commercial district as well as
Section 34, "Accessory Uses" within the "0-1" and "0-2" office districts, "C -1"
neighborhood commercial district, "13-1" business service park district, "13-2"
commercial manufacturing district, 1-1" light industrial district and 1-2" heavy
industrial district.

20.2 PERMITTED USES
a. Commercial Uses
1. Offices of a business and /or professional nature providing
services not including fabrication, manufacture, or production
of goods. (As amended by Ordinance No. 480 -C.)

4. Cleaners, laundries and /or Laundromats, provided that the
floor area of the business does not exceed 2,500 square feet.

The ordinance first addresses Section 20, C -1 Neighborhood commercial district. If
approved, the uses highlighted in red would be removed from the permitted uses in the C-
neighborhood commercial district.

that generate low to moderate traffic from outside the
neighborhood area.

This ordinance amendment can be strategically tied to achieving the highest standards of

for their review. That P &Z meeting is scheduled for March 24. Staff will update council on
P &Z's recommendation at the council meeting on March 29 for this item.
