483, Section 4.01(I)2 (Plat Expiration), as amended, extending the validity of Case
No. ZA 01 -004, Plat Showing for Lots 12 through 14, O.W. Knight No. 899

BACKGROUND INFORMATION
OWNER / APPLICANT: Best Tex Custom Homes
PURPOSE: Extend the validity of an expired Plat Showing so that the lots and easements
may be dedicated and filed in the County.
PROPERTY SITUATION: Located at 209 E. Southlake Boulevard on the southwest corner of Soutlllake
Boulevard and Parkwood Drive (not a constructed street), approximately
1,100' west of Byron Nelson Parkway.
HISTORY: February 3, 1998 — City Council approved ZA97 -130 Rezoning and Concept
Plan for French Square Office Complex, now known as Parkwood Plaza.
October 6, 1998 — City Council approved ZA98 -058, Site Plan for French
Square ( Parkwood Plaza) Office Complex.
June 5, 2001 — City Council approved ZA01 -043, Plat Showing of Lots 12,
13, and 14, O.W. Knight No. 899 Addition. This plat was never filed and
has since expired.
LEGAL DESCRIPTION: Tract 5E situated in the Obediah W. Knight Survey, Abstract No. 899, and
being approximately 6.1441 acres.
LAND USE CATEGORY: Low Density Residential
CURRENT ZONING: "S -P -2" General Site Plan District Regulations with "O -1" Professional Office
uses.
STAFF COMMENTS: This plat was not filed within one year of its approval date and has expired.
Because the plat has expired, a variance to the plat expiration is being
requested.
If the Council approves this request, City Staff recommends extending the
validity for 60 days from the date of the Council's action to allow time to
acquire signatures and file the plat in the County Plat Records.
