PURPOSE: The purpose of this request is to receive approval of a revised preliminary plat. PROPERTY SITUATION: The property is located on the southeast corner of Carroll Avenue and State Highway 114. LEGAL DESCRIPTION: Tract IA, Richard Eads Survey, Abstract No. 481. LAND USE CATEGORY: Retail Commercial CURRENT ZONING: "C -3" General Commercial District HISTORY: -City Council approved a preliminary plat on March 21, 2000. -Final Plat for Lots 1 & 2, Block 1, Greenway- Carroll Addition was approved on November 8, 2001. All common access easements must comply with the spacing and stacking requirements of the Driveway Ordinance No. 634 as well as other applicable requirements or as approved on applicable Concept Plans or Site Plans for this property. INFORMATIONAL COMMENTS It appears a portion of this property lies within the 65 LDN D/FW Regional Airport Overlay Zone, requiring construction standards in compliance with the Airport Compatible Land Use Zoning Ord. No. 479. Additionally, the "Avigation Easement and Release" shown in Appendix 3 of the Subdivision Ord. No. 483 should be executed on subsequent Plats to be filed in the County Plat Records. * A Developers Agreement is required prior to construction of any public infrastructure. The Developer's Agreement for this addition should consider streets, drainage, park dedication requirements and fees, off -site sewer extensions, off -site drainage and utility easements and impact fees.
