PURPOSE: The purpose of this request is to subdivide the property for residential, retail, and office use. PROPERTY SITUATION: The property is located on the south side of State Highway 114, north side of East Southlake Boulevard (FM 1709) and east side of North Carroll Avenue. Eads Survey, Abstract No. 481 LAND USE CATEGORY: Mixed Use CURRENT ZONING: "NR -PUD" Non - Residential Planned Unit Development District WATER & SEWER: A 10" sanitary sewer line and a 12" water line run along the north side of E. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS ORNEED FURTHER CLARIFICATION, PLEASE CONTACT BEN BRYNER AT (817) 481 -2086. The following changes are needed regarding common areas and parks. a. Place a note on the plat stating that common areas are to be dedicated to and maintained by the Home Owners Association. b. Label any areas proposed public park. INFORMATIONAL COMMENTS This plan must comply with the "DT" Downtown District regulations and design guidelines and conditions of approval of the controlling Concept Plan and Development Plan for the property. It appears this property lies within the 65 LDN D /FW Regional Airport Overlay Zone, requiring construction standards in compliance with the Airport Compatible Land Use Zoning Ordinance No. 479. Additionally, the "Avigation Easement and Release" shown in Appendix 3 of the Subdivision Ordinance No. 483 should be executed on subsequent Plats to be filed in the County Plat Records. A Developers Agreement is required prior to construction of any public infrastructure. The Developer's Agreement for this addition should consider streets, drainage, park dedication requirements and fees, off - site sewer extensions, off -site drainage and utility easements and impact fees.
