Item 9A13 SOUTHLAKE rIT`S OF Department of Planning & Development Services STAFF REPORT February 8, 2011 CASE NO: SV11 -003 PROJECT: Variance to the Southlake Town Square Grand Avenue District Conditional Sign Permit for Sephora REQUEST: Sephora is requesting a variance to the Southlake Town Square Grand Avenue District Conditional Sign Permit for total number of fascia signs on an elevation and for maximum area for a fascia sign. Sephora is located at 312 Grand Avenue West, which is a colonnade building. ACTION NEEDED The reason for this request is that the applicant is proposing a metal panel with the Sephora flame logo in place of a window pane on the front elevation. This metal panel sign is larger than a fascia sign is allowed to be and increases the number of signs beyond what is permitted. Specifically, under the conditional sign permit, Sephora is allowed two fascia signs on the front elevation: one fascia sign at the storefront and one fascia sign at the colonnade face. Sephora is proposing three fascia signs on the front elevation: a "Sephora" text sign at the storefront, a "Sephora" text sign at the colonnade face, and the metal panel with the flame logo. In addition, the metal panel is approximately 52.4 square feet in area. Fascia signs are limited to 30 square feet in area.
