PROJECT: Variance to the 280 Sports Conditional Sign Permit for Spartan Sports
REQUEST: Sign Authority, on behalf of Spartan Sports, is requesting a variance to the 280
Sports Conditional Sign Permit to allow an additional sign on the 280 Sports
building. Spartan Sports is located at 280 Commerce Street, Suite 130.
The 280 Sports building has several tenants providing a variety of indoor
sports /entertainment activities, sports training, supporting ancillary retail services
and a preschool. Since most tenants do not have frontage on the front (east)
elevation of the building facing Commerce Street, a Conditional Sign Permit was
approved in December 2008 to regulate signage on the east fagade. The
Conditional Sign Permit allows a total of 10 attached signs on the front (east) side
of the building in specified locations and limits the letter height of tenant signs to
18 inches.
ACTION NEEDED
The applicant is requesting to add another sign on the east elevation, which would
result in a total of 11 attached signs on the east fagade. Specifically, the applicant
is proposing to move the "280 Sports" sign higher on the fagade and install a
"Spartan Sports" sign below it. The "Spartan Sports" sign matches the other
tenant signs that are already installed on this elevation.

BACKGROUND INFORMATION
APPLICANT: Sign Authority on behalf of Spartan Sports
OWNER: 280 Sport LLC
PROPERTY SITUATION: The property address is 280 Commerce Street, Suite 130.
HISTORY: A Conditional Sign Permit (SP08 -210) was approved for this building on
December 2, 2008. The Conditional Sign Permit limits the number of signs
on the east fagade as well as the locations for signs on the east fagade.
The Conditional Sign Permit also requires all of the tenant signs to have
the same font and color and not to exceed a maximum letter height of 18
inches. The "280 Sports" sign was permitted a maximum letter height of 24
inches.
STAFF COMMENTS: The sign criteria, site plan and application are attached to this report.
COUNCIL ACTION: January 18, 2011; Tabled (4 -1) to January 25, 2011.

Please demonstrate that the followinq conditions are applicable to the requested sign variance:
That a Ilteral enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant..
The store does not have an adjacent wall on the main entrance.
That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self Imposed.
All shops in the complex are interior and do not match up with any exterior storefront.
That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
Sign in question will be mounted securely to the exterior wall above the roof Ilne.
That the variance will be in harmony with the spirit and purpose of the sign ordinance.
Sign in question match existing signage in color and construction.
