Southlake Boulevard, Ste. 475 REQUEST: On behalf of Mooyah Burgers & Fries, Starlite Sign, L.P. is requesting variances to Sign Ordinance 704, as amended, for larger letter sizes and maximum area allowed for the attached signs on the north and west elevations. The north elevation faces Southlake Boulevard, however, does not have clear visibility of the entire fagade as defined by the ordinance, therefore subject to the requirements for signs facing internal driveways or parking aisles. The west elevation faces Davis Boulevard. The applicant is leasing the space previously occupied by Blockbuster Video at 2225 W. Southlake Boulevard, Ste. 475. Blockbuster Video signs measured 30 inch letters and 61.88 square feet of area for both north and west elevations; these sizes were approved by variance in October 1994. The applicant also proposes to replace the existing blue awning on the west fagade with the same size in red. The specific details are as follows: Location Sign Reg. PROPERTY SITUATION: The property is located at 2225 W. Southlake Blvd., Suite 475; in the Southlake Marketplace shopping center. HISTORY: October 4, 1994; Blockbuster Video was granted variances for letter height of 30 inches and sign area of 61.88 square feet for both the north and west facades. Other variances aaaroved for Southlake Marketalace October 5, 2004; Highland Nails & Spa was granted an increase in allowable area from 15 square feet to 24 square feet. March 21, 2006; Ella Bella was granted an increase in allowable area from 12 square feet to 22 square feet. June 20, 2006; Taco House was granted an increase in allowable area from 13.37 square feet to 24.6 square feet. August 1, 2006; Wing Stop was granted an increase in allowable area from 14.25 square feet to 25.67 square feet.
