REQUEST: Conifer Real Estate is requesting approval of a Master Sign Plan for the
proposed Chicken Express site located at 2120 E. State Highway 114 and also
the adjacent lots located at 2104 E. State Highway 114 and 420 N. Kimball
Avenue. The Master Sign Plan addresses future signs located on the proposed
Chicken Express building, drive -thru menu boards and two monument signs
located off site.

RE: Proposed Chicken Express Master Sign flan
Dear Mr. Killough;
We are proposing to construct a Chicken Express quick service restaurant to be located at the
northwest quadrant of S.H. 114 and N. Kimball Avenue. Currently located at this intersection is
the Scooter's Chevron convenience stare and we propose to locate the Chicken Express store
west of tl facility-
We are proposing a Master Sign Plan for the undeveloped Lets 4, 6 and 7 of the Mesco Addition.
We believe all the businesses will benefit from better identification of the ingress and egress to
and from the development from N. Kimball Avenue and the westerly most entrance from SH
114. We also think that sharing some signage will provide a more comprehensive and less
cluttered look. Each of the three lots is entitled to a monumcnt sign; however, we believe that
two monument sighs strategically placed will better benefit the traffic flow and increase
awareness for the proposed businesses. Since there is an existing monument sign for the
convenience store at the first entrance on SH 114 into the development, we believe another
monument sign would clutter the look at that driveway. Additionally constructing the two
proposed monuments signs out of the same exterior materials as the proposed Chicken Express
will provide a more consistent and seamless architectural theme. We believe the proposed
monument sign construction materials are very timeless and consistent with the desired
architecture in Southlake.
We request under Section $. Master Sign Plans, a three panel multi tenant monument sign to be
located on Lot 4 per the submitted plans. We propose to prohibit any monument sign on Lot 6
and Lot 4 will only be allowed the one proposed multi tenant monument sign. We propose to
place a requirement on Lot 7 to construct a monument sign out of the same materials as the
proposed monument sign on Lot 4 per the submitted plans. We believe that the businesses

located on Lots 4, 6 and 7 will benefit from signage located on N. Kimball A venue. We also,
believe it will he beneficial to the traffic flow into and out of the development. The consistent
signage should give the area a more a coordinated and comprehensive feel,
We also request a variance to Ordinance No. 7U4 -E Sign Ordinance, Section 7.2 Sign
Regulations. We belicve with adequate signage the Chicken Express' sales will benefit from the
cxposurc to the traffic on SH 114. We are proposing three attached signs to the Chicken Express
building per the submitted plans. Each of the signs will contain 20.00 square feet of sign area,
which is slightly over the allowed the 17.47 square feet of sign area for each sign. Because of the
combination of the 65 mph posted speed limit for SH 114 and the distance from the road, we
believe the signs facing the both the east and west bound traffic will generate additional sales for
the business. We believe the proposed attached signage is sized properly to compliment the
building elevations and the architectural lower elements they will be attached to.
