Southlake Boulevard REQUEST: Terra /Stratfort Office, L.P. is requesting a variance to the Sign Ordinance 704, as amended, Section 9.2, to allow the construction of an off -site multi- tenant monument sign along Southlake Boulevard prior to development of the fronting Lot (Lot 17) located at 435 W. Southlake Blvd., in Stratfort Gardens Office Park. On January 19, 2010, the site plan for Goddard School (Lot 18) and a concept plan for a single -story retail building (Lot 17) were approved. The development of Lot 17 will require separate site plan approval at a later date yet to be determined. Because the Sign Ordinance states that no sign permit shall be issued unless a Certificate of Occupancy or building permit has been issued, and Lot 17 has not been developed yet, the applicant will need a variance approval to obtain the sign permit needed to construct the proposed monument sign. The sign proposed meets all other sign ordinance criteria. Granberry No. 581 Addition LAND USE CATEGORY: Office Commercial CURRENT ZONING: "C -2" Local Retail Commercial District HISTORY: There is a temporary development sign currently existing in approximately the same location the monument sign is proposed to be built. There is no other sign permit history for this location. STRATEGIC LINK: Quality Development STAFF COMMENTS: The sign criteria, site plan and application are attached to this report. Sign is required to be placed as not to interfere with the planned sidewalk along FM 1709. Please meet with the Public Works Department prior to the location and construction of the sign.
