Residential Adjacency Setback – No non-single family residential building may encroach in the area above a line having a slope of 4:1 from any single-family residential property (Zoning
Ordinance No. 480, Section 43.13.a.8). The expansion to Eubanks Intermediate School has a maximum height of 32.25’, which would require a setback of 129’ from the adjacent residential
properties in the Kimball Hills Addition. The applicant is requesting a setback of 81.3 feet.
