Item 4G13 SOUTHLAI<,.E CITY OF Department of Planning & Development Services STAFF REPORT November 10, 2010 CASE NO: SV10 -024 PROJECT: Sign Variance for McAlister's Deli REQUEST: Design Team Sign Company, on behalf of McAlister's Deli, is requesting a variance to the Southlake Corners Conditional Sign Permit requirements for the maximum area for attached signs. McAlister's Deli is located at 100 North Kimball Avenue, Suite 110 in the Southlake Corners commercial center. The applicant is proposing to modify three existing signs: one on the north elevation facing S.H. 114, one on the west elevation facing an internal drive, and one on the south elevation facing East Southlake Boulevard. On all three signs, the applicant intends to replace the existing green faces of the "McAlister's" channel letters with white faces. In addition, the applicant is proposing to replace the "Deli" channel letters with a ribbon that says "Deli ". The addition of the ribbon increases the area of all three signs beyond what is allowed under the Southlake Corners Conditional Sign Permit. ACTION NEEDED: The proposed signs on the north and south elevations are approximately 60 square feet. Under the Conditional Sign Permit, the maximum allowed area for these facades is 51 square feet. The proposed sign on the west elevation is approximately 78 square feet. Under the Conditional Sign Permit, the maximum allowed sign area for this elevation is 71 square feet. Approval of a variance is needed to receive sign permits for these signs. They would Bice to hold the cost #o a minimum by using the existing McAlister's channel letters and reptace only the existing green faces with white faces and replace the channel letter "Deli" with the new Ribbon deli. The new Ribbon Deli is: 28"x93" versus the existing Deli channel letters which are: 16" x 61.,5 ". A smaller ribbon deli would not look correct and balanced with the existing 36" straight copy McAlister's letters. 2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected property and is not seif imposed McAlistet's Coqpoiate requires thaii franchisees to remodel after s❑ long a time frame The Saxton Group are attempting to do this mrnodel which includes changing the McAlister's faces ftorn green to white and changing the Deli channel letter's to the Ribbon Deli. That the varianoe will not injure and will be wholly compatible with the use and permitted development of adjacent properties. The new look will be balanced and will compliment the entire centers look. 4. That the variance will be in harmony with the spirit and purpose of the sign ordinance. the new look should bring in a lot more business and revenue to not only the McAlister's, but also other tenants in the center..
