EXECUTIVE
SUMMARY: Randi and Patrick Worsham are requesting approval of a plat revision for Lot 1, Block
1, Worsham Addition on property at 2527 and 2555 Florence Rd., being described as
Lot 1, Block 1, Charles W. Halfman Addition and Tract 9D6, J.J. Freshour Survey,
Abstract No. 521 and being approximately 4.657 acres.
REQUEST: The applicants are requesting approval of a plat revision to combine one platted lot
and one unplatted tract into one residential lot.
ACTION NEEDED: Consider approval of a plat revision.

09/17/10 AND WE OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY
MADE CONDITIONS OF PLAT APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL.

1. Place the City case number ZA 10 -051" in the lower right -hand corner of the plat.
2. Revise the title block as follows:
Correct the current description to "...and Tract 9D6, J.J. Freshour Survey, Abstract No.
521..."
3. The following changes are needed with regard to the legal description: (name of survey and abstract
number; county and state; total acreage; calls match boundary, boundary in heavy line)
(reference to Lots and Blocks in previously filed subdivision OK with plat record and
confirmation that boundary is identical to previously filed plat)
In the second call after the beginning call, the bearing doesn't match the bearing in the
line table on the face of the plat. The chart has N00'25'28 "W and the owner's dedication

4. The following changes are needed with regard to adjacent properties within 200' to include properties
across any adjacent R.O.W.:
Show and label the name of the record owner & corresponding deed record (volume &
page) for all unplatted tracts within 200 feet of this property. Please label the property to
the west at 2605 Florence Rd. that is owned by Sam and Margie Spence..
5. Show and label all survey lines. Label the survey line to the north of the property.
6. Provide Utility Easements along property boundaries if necessary.
7. Show and label the forty (40) foot setback line along Florence Rd.

Please be aware that all existing trees shown to be preserved on the City Council approved Tree
Conservation Plan must be preserved and protected during all phases and construction of the
development. Alteration or removal of any of the existing trees shown to be preserved on the approved
Tree Conservation Plan is a violation of the Tree Preservation Ordinance and the zoning as approved
by the Southlake City Council. Please ensure that the layout of all structures, easements, utilities,
structures grading, and any other structure proposed to be constructed do not conflict with existing
trees intended to be preserved.
The following should be informational comments only
Prior to occupancy of any new residential structure, the existing dwelling unit must be brought into
conformance with Zoning Ord. No. 480 as amended. This could be accomplished by converting it to an
accessory building that does not meet the definition of a dwelling unit or by obtaining approval of an
Special Exception Use permit for a family quarters. Or, the structure could be removed. A letter of
understanding from the property to the Building Official must be received prior to issuance of a building
permit.
A "Certificate of Taxes Paid" indicating that there are no delinquent taxes owed on the subject property
from each taxing authority must be provided to the City prior to filing this plat in the County records. A
copy of this information may be obtained from the Tarrant county Tax Assessor /Collector's Office
located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). There is a service
charge of $10 per account for this certificate. For more information contact the Assessor /Collector's
office at (817) 884 -1103.
Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.
Original signatures and seals will be required on two blackline mylars prior to filing the plat. Mylars will
not be accepted if any erasures or original ink, other than signatures or seals, appear on the plat.
A Developers Agreement is required prior to construction of any public infrastructure. The Developer's
Agreement for this addition should consider streets, drainage, park dedication requirements and fees,
off -site sewer extensions, off -site drainage and utility easements and impact fees.
