Item 4F AudioItem 4F. Approve elevator repairs in the East parking Garage
Staff is asking that the City Council approve the replacement of the hydraulic lines
for both elevators in the east parking garage at Town Square for a total cost of
$57,546.
The most -used elevator next to Harkins Theater in the east parking has failed due to
a hydraulic leak under the concrete slab. The remedy is to replace the buried lines
above the ground to prevent failure due to corrosion. Both elevators in the west
garage has already been repaired due to the same failure. In addition to repairing
the broken elevator, the City's elevator maintenance contractor has offered to
replace the lines in the still functioning elevator at a significant savings while they
are on site. The contractor is ready to mobilize immediately in order to complete the
work prior to the holiday shopping season.
The maintenance and repair of the public assets links to the city's strategy map
relative to the focus areas of Infrastructure, and Performance Management and
Service Delivery. The specific corporate objectives that are met by repair and
maintenance of this equipment include: Investing to provide and maintain high
quality public assets, and Providing High Quality Customer Service

Southlake is under contract with ThyssenKrupp Elevator for routine repair and
maintenance of elevators. The FY 2011 facilities budget includes $50,000 for
maintenance of the parking garages. Because the contractor has offered a
significant savings to replace the hydraulic lines on the second elevator, Staff and
Town Square management agree that this is the best route to take. Under the
parking garage maintenance agreement, Town square will reimburse the for 91.75%
or the repair cost. This makes the City's share of the repair $4,747.54.
