That a literal enforcement of the sign regulation will crate an unnecessary hardship or practical difficulty on the applicant. We would like to avoid going into special production for another sign size. We have already budgeted the time, work and cost of this area wide program. 2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected property and is not self imposed. The set back of the building is less than 100' on the front. The set back would have been greater if possible, but due to the need for flow and functionality, this could not be achieved. 3. That the variance will not injure and will be wholly compatible with the use and permitted development of adjacent properties. This building facade would allow more square feet of signage than is being proposed in this request. A slightly larger logo should not be obtrusive or noticeable. 4. That the variance will be in harmony with the spirit and purpose of the sign ordinance The typical logo on this elevation (area wide) is three feet. We are making an effort to bring not only the signage, but the entire property in line with the high standards set forth by the City of Southlake. Case No. Attachment E SP 04 -219 Page 1
