REQUEST: Variance to the Sign Ordinance No. 704 -B requirements for maximum letter /logo
height of an attached sign. The applicant is requesting a variance from the maximum
logo height permitted on the south facade facing E. Southlake Boulevard. The
building is located at 1110 E. Southlake Boulevard. The specific variance requested
is as follows:

BACKGROUND INFORMATION
OWNER: Hibernia National Bank
APPLICANT: ABC Sign Co.
PROPERTY SITUATION: The building is located on the northwest corner of E. Southlake Boulevard
and Carroll Avenue. The property address is 1110 E. Southlake Boulevard.
STAFF COMMENTS: The sign criteria, building elevations, site plan and applications are attached
to this report. The following variance to the Sign Ordinance No. 704 -B is
requested:

• Ord. 704 -13, Section 16.A.2 MAXIMUM LETTER /LOGO HEIGHT The
maximum permitted letter /logo height is 12 inches for a sign less than
100 feet from the right -of -way.
The sign proposed on the south fa(ade is approximately 75 feet from the
street right -of -way. The maximum letter /logo size permitted is 12 inches.
The applicant is requesting a logo height of 18 inches.
The City Council may authorize variances in accordance with the following
provision of the Sign Ordinance No. 704 -13, Section 14, Variances:
The City Council may authorize variances to any restriction set forth in this
ordinance, including but not limited to the number, type, area, height, or
setback of signs, or any other aspect involved in the sign permitting process.
In granting any variance, the City Council shall determine that a literal
enforcement of the sign regulations will create an unnecessary hardship or a
practical difficulty on the applicant, that the situation causing the
unnecessary hardship or practical difficulty is unique to the affected property
and is not self - imposed, that the variance will not injure and will be wholly
compatible with the use and permitted development of adjacent properties,
and that the granting of the variance will be in harmony with the spirit and
purpose of this sign ordinance. A person may request a variance from the
Sign Ordinance by filing the request with the Building Official. Any request
for variance shall be accompanied by a completed application and a non-
refundable filing fee in the amount specified in the current fee schedule
adopted by City Council.

Sign Variance Application
Demonstration
Please demonstrate that the following conditions are applicable to the requested sign
variance:
i. That a literal enforcement of the sign regulation will crate an unnecessary hardship or
practical difficulty on the applicant.
We would like to avoid going into special production for
another sign size. We have already budgeted the time, work and
cost of this area wide program.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the
affected property and is not self imposed.
The set back of the building is less than 100' on the front.
The set back would have been greater if possible, but due to the
need for flow and functionality, this could not be achieved.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
This building facade would allow more square feet of signage
than is being proposed in this request. A slightly larger logo
should not be obtrusive or noticeable.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance
The typical logo on this elevation (area wide) is three feet.
We are making an effort to bring not only the signage, but the
entire property in line with the high standards set forth by the
City of Southlake.
