PROJECT: Gateway Plaza Phase 11 (a.k.a. Wyndham Plaza)
REQUEST: Request to amend the Conditional Sign Permit for the Gateway Plaza
Phase II.
The original permit allowed for a maximum three multi- tenant
monument signs larger than permitted to service the whole
development. Two were permitted on SH114 and one permitted on E.
Southlake Boulevard. The applicant is requesting an amendment that
would allow one monument structure on SH 114 and three on E.
Southlake Boulevard as proposed on the attached drawings.
ACTION NEEDED: Consider Conditional Sign Permit request.

BACKGROUND INFORMATION

STAFF COMMENTS: This is an amendment to the conditional sign permit for the
Gateway Plaza Phase II development. The sole purpose of
this request is to amend the number and placement of
monument signs as proposed by the attached plans and is not
intended to alter, add or remove any other regulations or
conditions of the currently approved conditional sign permit.
The City Council may authorize a Conditional Sign Permit in
accordance with the following provisions of the Sign
Ordinance No. 704 -A, Section 6, Conditional Sign Permit:
GENERAL: Notwithstanding anything in this ordinance to
the contrary, the erection of a sign or signs may be approved
pursuant to this section under a conditional sign permit
approved by the City Council. The purpose of this section is
to allow for a specialized review of signs which may not be
appropriate generally without certain restrictions, but which,
if controlled as to the number, size, height, color, location,
lighting, or relation to adjacent properties, would promote the
health, safety, and welfare of the community. Conditional
permitting of signs shall not be based upon the content of the
sign, but is intended to allow for the evaluation of the
physical impact of the proposed sign on adjacent properties
and to ensure adequate mitigation of potentially unfavorable
factors, such as the number, size, height, color, location,
lighting, and other potentially unfavorable impacts.

RE: Request for Additional Multi.- Tenant Signage v Wyndham Plaza
This serves as a request by Wyndham Properties ("Wyndham") and Kirnco Canyon
Southlake, L.P. ( "Kimco Canyon") for approval of (i) Shopping Center Feature Signs to
be iocated at the NEC Southlake Blvd and Nolen Dr (Big Bowl corner) and the SEC
Nolen and Hwy 114 (B di Ideppo Corner) and (ii) an additional monument sip to be
located at the existing Southlakv, Blvd, curb cut on the east side of Nolen_ last may,
limo► Canyon (i) purchased from Wyndham ate improvements relating to Car Toys, the
adjacent strip center, the Prudential Real Estate office and the retail strip adjacent to Big
Bowl and (h) ground leased from Wymdharn the underlying land relating to such
iraprovernentaa as well as the parcel of land that is currently being developed ws a 21,0(]4
sf strip center on the east side of Nolen. Wyndham is retaining the undeveloped land to
the north of the Kimco Canyon ground lease parcels on the east side. The attached plan
delineates the Kimeo Canyon parcels and the remaining Wyndham. parcels.
When Car Toys and the west side strip were consbvcted, Wyndharn felt that it was
important to have tenant signaage up on SouddAe Blvd and was granted approval by the
City to s onstnwt the Shopping Center Feature Sign that is currently in place. There are
currently 2 Feature Signs allocated for development on the east side of NG)en. These
signs. as referenced above, are to be located at the Big Bowl corner and the Buca di
Beppo corner and are for the b=efit of the larger tenants that loeate on the pmperty that
Wyndham is retaining that doesn't leave Southlake 131v d or 1) Ay 1 ] 4 Vintage.
As the strip next to Big Bowl came on line and with Kimco Canyon consummating its
ground lease with 'Wyndham, thus creating separate landlords in a single shopping center
complex, it ha-s becoroe apparent that an additional multi - tenant sign is going to be
nrx d in order to accommodate the needs of the tenants that locate in the Big Bowl retail
building and the building that is under construction. The Feature Sign location that eras
previously approved by thy. City on the west side of the Costco parcel fronting H-Ay 114 is
no longer needed or requested. Attached is a site plan showing the proposed sip
locations and elevations for each sign being s b4nitted for approval..
