Knight Survey, Abstract No. 899 LAND USE CATEGORY: Office Commercial CURRENT ZONING: "S -P -2" Generalized Site Plan District with all "O -1" Office District uses & regulations HISTORY: -City Council approved the "S -P -2" zoning district with accompanying Concept Plan on February 6, 2001. -A 4 -lot Plat Showing was approved by City Council on March 20, 2001. TRANSPORTATION ASSESSMENT: Case No. ZA04 -049 Master Thorouzhfare Plan The Master Thoroughfare Plan recommends Southlake Boulevard to have 130 feet of right -of -way. Adequate right -of -way exists for this roadway. Existin- Area Road Network and Conditions The proposed site will not have any access directly onto E. Southlake Boulevard. Instead, the site will have access to E. Southlake Boulevard via a common access drive across the site to the east. Additionally, the site will have access to a common access drive on the property to the south that provides access to Byron Nelson Parkway. The common access drive along the south will eventually be extended to the future Parkwood Drive that will provide another access point to E. Southlake Boulevard E. Southlake Boulevard is a five -lane, undivided roadway with a continuous, two -way, center left -turn lane. The roadway will ultimately be widened to a seven -lane roadway. May, 2004 traffic counts on E. Southlake Boulevard. The Southlake Pathways Master Plan shows an 8 -foot multi -use trail programmed on the south side of Southlake Boulevard. The trail has been constructed and is shown on the site plan. WATER & SEWER: The applicant is proposing to connect into an existing 8 -inch water line to the south of the property. The applicant is proposing to connect into an existing 12 -inch sanitary sewer line on the south side of Southlake Boulevard. DRAINAGE COMMENTS: The property is designed to drain to the south, similar to the natural flow today. Run -off is proposed to be retained /detained in the existing pond on the City property to the south. TREE PRESERVATION: The Landscape Administrator has no comments for this item. There are no existing trees on the site. Because of the security of personal banking matters, government legislation requires that the bank dispose of their waste material in a secure manner. The "trash" will be stared inside the building until a private contractor disposes of it. Therefore, a dumpster area is not shown on our site plans. Please review these matters and comment at your earliest convenience. Guaranty Bank has two vendors under contract for waste disposal. Coverall Inc., our janitorial service, is responsible for the general waste disposal. Confidential and/or private documentation related to our customer's private banking business is handled by Iron Mountain, a shred bin service company. Our contracts require these vendors to remove the waste from the bank site and store it at their site until it can be disposed. Both of these companies provide specialized services that are not in competition with City Southlake's vendor, Trinity. Should have any questions regarding the above information, please call. INFORMATIONAL COMMENTS The proposed site shall not exceed the maximum permitted impervious coverage area percentage of 65% for the "O -1" Zoning District. The impervious coverage area percentage of this site is approximately 64 %. * No review of proposed signs is intended with this site plan. A separate building permit is required prior to construction of any signs. * The applicant should be aware that prior to issuance of a building permit a fully corrected site plan, landscape plan, irrigation plan, and building plans, must be submitted for approval and all required fees must be paid.
