PROJECT: Gateway Plaza Phase II (a.k.a. Wyndham Plaza)
REQUEST: Request to amend the Conditional Sign Permit for the Gateway Plaza
Phase II.
The original permit allowed for a maximum three multi- tenant
monument signs larger than permitted to service the whole
development. Two were permitted on SH114 and one permitted on E.
Southlake Boulevard. The applicant is requesting an amendment that
would allow one monument structure on SH 114 and three on E.
Southlake Boulevard as proposed on the attached drawings.
ACTION NEEDED: Consider Conditional Sign Permit request.

BACKGROUND INFORMATION
OWNER: Wyndham Properties
APPLICANT: Canyon Partners, LP
STAFF COMMENTS: This is an amendment to the conditional sign permit for the
Gateway Plaza Phase II development. The sole purpose of
this request is to amend the number and placement of
monument signs as proposed by the attached plans and is not
intended to alter, add or remove any other regulations or
conditions of the currently approved conditional sign permit.
The City Council may authorize a Conditional Sign Permit in
accordance with the following provisions of the Sign
Ordinance No. 704 -A, Section 6, Conditional Sign Permit:
GENERAL: Notwithstanding anything in this ordinance to
the contrary, the erection of a sign or signs may be approved
pursuant to this section under a conditional sign permit
approved by the City Council. The purpose of this section is to
allow for a specialized review of signs which may not be
appropriate generally without certain restrictions, but which, if
controlled as to the number, size, height, color, location,
lighting, or relation to adjacent properties, would promote the
health, safety, and welfare of the community. Conditional
permitting of signs shall not be based upon the content of the
sign, but is intended to allow for the evaluation of the physical
impact of the proposed sign on adjacent properties and to
ensure adequate mitigation of potentially unfavorable factors,
such as the number, size, height, color, location, lighting, and
other potentially unfavorable impacts.

RE: Request for Additional Multi- Tenant Sigma — Wyndham Plaza
This serves as a request by Wyndham Properties (`Wyndham I and Kin= Canyon
Souothlake, L.P. ( "Kimco Canyon) for approval of (i) Shopping Center Feature Signs to
be iocated at the NEC Southlake Blvd and Nolen Dr (Big Bowl comer) and the SEC
Nolen and Hwy 114 (11ma di Heppo couwr) and (ii) an additional rnonurricat sign to be
located at the existing Southlake Blv& curb cut on the eat side of Nolen_ J-,asct May,
Kimco Casnyou (i) purchased from WyDdham the improvements relating to Car Toys, the
adjacent strip center, the Prudential Real Estate office and the retail strip adjacent to Big
Bowl and (ii) ground leased From Wywffiarn the underlying land relating to such
improvements as well as the parcel of land that is oaarrently being developed as a 21,()W
sf strip center on the east side of Nolen. Wyndham is retaining the undeveloped land to
the north of the Kimco Canyon ground lease parcels on the east side. The attached plan
deUrteates the Kimoo Canyon parcels and the remaining Wyndham parcels.
When Cat Toys and the west side strip were constructed, Wyndham felt that it was
importmt to have tenant signage up on SouthLake Blvd and was granted approval by the
City to construct the Shopping Center Feature Sign that is currently in place. There are
currently 2 Feature Signs allocated for development on the east side of Nolen. These
signs, as re&renced above, are to be located at the, Big Bowl corner and the Buca di
Beppo corner and are for the b=efit of the larger tenants that locate on the pn4 erty thsl
Wyndham is retaining that doesn't have Southlakc 131vd or Hwy 114 tentage.
As the strip next to Big Bowl came on line and - with Kimco Canyon consummating its
ground lease with Wyndham, thus Ming separate landlords in a single shopping enter
complex, it has become vp=nt that an additiomal multi-tenant Sign is going to be
neekled in order to accommodate the needs of the tenants that locate iri the Big Bowl retail
building and the building that is under crmstru don. The Future Sign Icx:ation that was
previously approved by the City on the 1AT61 sid_o of the Costco parcel fronting Hwy 114 is
no longer necdcd or requested. Attached is a site plan showing the proposed sign
locations and elovations for each sign being submitted for approval.
